Default Stratland Estates

We were considering buying a home in the 450-490K range in Power Ranch or Seville. Someone in one of the posts mentionned Startland Estates..
Also in Gilbert right? Tried to google it but they have no site.
Is it a nice place like Power Ranch?
Anythough or feedback?
We are relocating from So Cal, and I know Phoenix is in the desert so any nice community with some lush lanscape and lots of "greens" would be awsome :-)
Any other suggestions other than Seville, Power Ranch, Val Vista?

Never heard of Startland Estates?? We have been in Val Vista Lakes 15 years - but you know everyday there is a new area being built or developed...
Maybe add the Islands on to your list in CHandler - for the green and water
other than that if in the East Valley - I would say VAl Vista Lakes, Seville, Red Mountain, Power RAnch, Estrella, and The Islands.

It's Stratland Estates, on Germann and Higley. Google Stratland Homes for their website.

I actually just walked through the models recently. I wasn't very impressed with the community. The homes are ok, though nothing special. The problem, to me, was the subdivision itself. If you go to their website and pull up the map of the subdivision, you'll see that it's back-to-back houses with only like 2 greenways/tot lots - and it's a pretty big subdivision so there are a TON of houses there. The only unique thing they have is a small, man-made lake with a pavillion and a tot lot next to it. While it's pretty, I envision the pavillion, in a few years, being full of teenagers hanging out trying to think up ways to get into trouble. I know - I sound pessimistic, but I really don't know what else a pavillion would be used for. It's not like the residents will be gathering together to do Shakespeare in the Park

The homes are ok and within your price range, but really they're no better then any other models I've seen, and I've seen most of them in Gilbert. The builder is offering 30K in incentives right now. However, many other builders are offering incentives too, and there are much nicer developments to chose from, IMO. Seville, Power Ranch and, if you're not looking for new construction, Val Vista Lakes come to mind, but there are others too.

If you want lush landscaping, I'd suggest buying a resale so you'll have more mature trees and shrubs. Here in AZ, builders don't landscape houses for you and it's expensive so people usually buy small trees and shrubs. It takes a few years for them to fill in. A resale will give you instant tropical lushness

Power Ranch is very green - lots of greenways and playgrounds - reminds me of back east...not very tropical b/c they don't have as many palm trees. Seville is very resort and tropical looking - tons of palm trees everywhere and very lanscaped. It was built with the idea of becoming a resort, hence the resort-like feeling. Val Vista Lakes is very tropical looking near the lakes - of course, those homes are a lot more expensive. The more affordable areas don't seem very tropical or lush to me. Spectrum at Val Vista is very green too. Stratland Estates might be when it's finished, if they put in more greenways then it appears on their website. It's truly JUST in the beginning stages of building though, so it'll be a while.

I would NOT reccomend a Stratland home they have a lot of unhappy homeowners out there. I heard they came in last for customer satisfaction and service a score of 58 according to a survey by J D Power and Associates the average in Az is 107. I recommend you do a lot of research before buying a brand new home! I have seen a lot of horror stories on the news.

Do you like weeds and half constructed homes and defective post tension slabs with cables in the wrong place, so your slab actually lifts off the ground....... If so stratland homes aka sunwest valley developers inc are your homes..............remember they are multi state and may change their name again in fact they are linked to stafford in new jersey so do your research and make sure you do not end up with a nightmare like ours............
