I actually just walked through the models recently. I wasn't very impressed with the community. The homes are ok, though nothing special. The problem, to me, was the subdivision itself. If you go to their website and pull up the map of the subdivision, you'll see that it's back-to-back houses with only like 2 greenways/tot lots - and it's a pretty big subdivision so there are a TON of houses there. The only unique thing they have is a small, man-made lake with a pavillion and a tot lot next to it. While it's pretty, I envision the pavillion, in a few years, being full of teenagers hanging out trying to think up ways to get into trouble. I know - I sound pessimistic, but I really don't know what else a pavillion would be used for. It's not like the residents will be gathering together to do Shakespeare in the Park
The homes are ok and within your price range, but really they're no better then any other models I've seen, and I've seen most of them in Gilbert. The builder is offering 30K in incentives right now. However, many other builders are offering incentives too, and there are much nicer developments to chose from, IMO. Seville, Power Ranch and, if you're not looking for new construction, Val Vista Lakes come to mind, but there are others too.
If you want lush landscaping, I'd suggest buying a resale so you'll have more mature trees and shrubs. Here in AZ, builders don't landscape houses for you and it's expensive so people usually buy small trees and shrubs. It takes a few years for them to fill in. A resale will give you instant tropical lushness
Power Ranch is very green - lots of greenways and playgrounds - reminds me of back east...not very tropical b/c they don't have as many palm trees. Seville is very resort and tropical looking - tons of palm trees everywhere and very lanscaped. It was built with the idea of becoming a resort, hence the resort-like feeling. Val Vista Lakes is very tropical looking near the lakes - of course, those homes are a lot more expensive. The more affordable areas don't seem very tropical or lush to me. Spectrum at Val Vista is very green too. Stratland Estates might be when it's finished, if they put in more greenways then it appears on their website. It's truly JUST in the beginning stages of building though, so it'll be a while.
