I'm looking to buy in Bullheads "Riviera" section
I only need tiny a home for myself and my cats . I'm looking to buy a mess to clean and repair. I will not be able to move in for a year . I want to buy now with the market low . My cats NEVER go outside by the way. Thanks!

Looking at the economy; you may be safe for another year or two concerning possible housing price increases.

If the cap & trade bill should pass into law (and the Dem's have the votes) , the states with 4 seasons will get hit the hardest.
With the east coast taxes at an average of over $4,500 a household and an energy payment of over $400 a month now (to be doubled ?) . I think if that bill passes , people will go to the southwest to get away from taxes .
I don't want to be last.

why Bullhead?? There's some nice properties with a better climate than Bullhead city. Most who go to Bullhead City work at the Nevada Casinos in Laughlin otherwise they probably wouldn't be there.

Per what my brother has told me, laughlin is in a decline for the working person. Layoffs etc.
Riveria area is what some would say as lower class.. I have seen some nice homes there, but kinda high for fixer uppers unless you can make a good deal on one of them.

You need to see a few electric bills from a summer in BHC. They're NOT indexed according to your income. Even if you don't earn enough to pay income taxes, you can still easily rack up $300 a month in electric bills for most of the summer. More folks moving to the SW, putting more strain on the grid ain't gonna help things.
edit. fixed typo

Speaking for just myself: having lived in BHC as well as Havasu; by far my biggest gripe about both places is the beastly heat.
In fact: if I had to deal all of the above cities' drawbacks but had Kingman weather (colder winters/windier, etc) instead to contend with---------I would still be living along the Colorado River now.

"They're NOT indexed according to your income"
What is this anyway ?
Our Taxes = 6,000 yr
Our water /sewer = 200 month
Our energy= any month hot or cold or humid 400-500

My taxes are 605 per year, energy for this worst month of the year was 105 (gas + electric). I have a one Bedroom condo in Summerlin. I used to own a place at 1190 Ramar Rd. in BHC. A condo. I put a new Carrier a/c in and my high electric was 130.
Riviera is mostly mobile homes--you own the land though. Check out the sewer connection status.
I wouldn't pay more than 22,000 for a mobile on a lot there, because you could get a condo for 30 in Vegas.
Gunshots are a concern on New Years Eve. I do find the Laughlin Casinos to be more down home family friendly than LV, but working there?
I would consider someplace more fashionable like Casa Grande or Marana.
