Default Owner financing websites in AZ?

Is there a good website to check out phoenix area homes where owner financing is available. Not just FSBO, but Lease to own, or owner will carry type of financing? I cant seem to master this on google. I find some sites, but they usually only have 2 or 3 for the entire valley. HELP PLEASE. Havent been on job (or even this industry) for 1 year yet, but I want to buy a home, and I don't think Im going to qualify for a bank loan.

Have you contacted a real estate agent? Two homes I bought in the very distant past started out as OWC and I got both of them thru an agent. One was my first house (they had better terms than a bank contract!) and the second was a cabin that couldn't get past inspection so a bank wouldn't touch it (was a good negotiation point with the old owner ).

Expect to pay a higher down payment and usually a higher interest rate.

well, I called but they all seemed to want to convince me to go with their financing guy. I guess they get a kickback (even thought they arnt supposed to).

If one of you Realtors specialise in this or run accross owner financing for the Gilbert Area 85233 (around Oak Tree Elementary) write me at sberdrow@hotmail.com.

Otherwise, anybody with more sugestions on websites would be great.
