Hi
Can anyone recommend a caring & competent loan officer whom can help a would be first time home buyer?
Hubby & I are wanting to purchase a home and would love to live in the Buckeye are.
He would be applying for a loan on his own as I have just received my green card and am in the process of looking for employment.
We saw some nice homes in the area for less than $150K.
We had found our dream in 2003, and the loan officer messed up the paperwork and we lost the home, few days prior to schedule move in.
This home was $107K in 2003, and now it sells in excess of $190K!
We are starting the process again,

Any help, much appreciated....

I saw yesterday that Bank of America is offering no cost mortgages- no appraisal fees, no title insurance fees, no credit check fees etc, etc. That stuff ads up to a few grand and would be a savings to avoid as long as they are not just tacking it on in higher interest (they say they are not). Might be worth inquiring about.

If you are looking at a new property start with the prefered lender for the specific builder. Usually, that will get you anywhere from 10-40,000 in price reductions or incentives in the current market. For used homes, I have used Countrywide, Bank of America, and Ditech and have had really good luck with all of them. Ditech is pretty cheap with closing costs usually under 500 or so, Bank of America and Countrywide are huge and have all types of programs and incentives that they can match to your situation - just stay away from interest only, pay options, ARMS (unless the potential rise in interest is understood 100% and capped at an acceptable rate), balloon mortgages, and negative amortization loans. There are other creative financing options which leave you with a more traditional mortgage but are designed for people with small down payments or credit issues which can really help first time buyers.

Wentworthy - where did you see houses for $150k? We are looking @ Buckeye, too. I haven't seen one for that price yet!

I've yet to see any at that price, either.

But, I think Homelife dropped their prices out at Tartesso, to something like $163,000

Cody - whoa, that is a pretty good deal! Too bad I've heard bad things about Trend though. Do you mean in Tartesso they are offering that price?

Default Growth

Well I like Tratesso were it is. Soon there will be enough stuff soon. If you look at how this county has grown over the past 50 years you will see a very steady rate of growth. You will see that the largest growth will be west of the White Tank Mountains. Trend Homes in Tratesso has some of the best models in the entire valley. Call me in five years.............
