Bullhead City Center (Sun Valley: real estate, rent, crime)

I've been studying BHC and one baffling thing about it is the area within the crook of the river, which seems like about the center of the city. It's easy to see from satelite maps and birdview and street views that there is a helter skelter mess of different types of construction, including some laughably old mobiles. There are spots where the buildings are nearly as close as in SF CA and then empty dirt lots. Poor planning obviously, but what I wonder about is why there are incredibly low rents in that area.
Does anyone know what that neighborhood is like and what it is called? Also, is the Ford dealership gone? It's listed in the yellow pages but not in the chamber of commerce. No suprise if it's closed.
I see real estate listings use these community names:
Brookfield Communities, Buena Vista, Desert Lakes, Fox Creek, Fox Ridge,
Holiday Highlands, Holiday Shores, Laughlin Ranch, McCormick East,
Mira Monte, Rancho Grande, River Bend, Riviera, Rio Las Palmas, Rio Lomas Sunset Ranchos, Sunrise Vistas, Sun Valley Estates, The Legends
Tierra Verde, Vista Del Rio.
Any of those in the area I described?

Maybe the rents are cheap because these are old, crowded, run-down mobile homes?

I don't know why you're surprised. It's the same everywhere. Somebody buys a piece of land and subdivides it in as many low-priced lots to sell quickly and to maximize profits. People buy them because that's what they can afford. Planning has nothing to do with it, except for controlling minimum lot size. Not everybody can afford 5 acres of river front property.

Remember that BHC did not incorporate till 1984 and I can safely say that all of the 'helter skelter' building lots were platted prior.

that area is called "Riviera" and it is the epitome of a tweaker-town

almost all of the crime in the city comes from that area, some of the most insane things you've ever heard.

the rent is cheap for a reason.....the rent is cheap in general in this town because it is probably the craziest place ive ever seen in my life.

seriously, do yourself a favor and stay out of BHC. If you absolutely have to move to this ugly portion of the desert, move to kingman or lake havasu.....the BHC area is ugly, crime infested and drug riddled.

BHC is still a baby yet. At the crawling stage, then to the walking stage,
then the acne stage, then the driving stage. It's got a long way to go, but maturity will come.

Las Vegas is just going from being a teenager to an adult. Having recently broken ground for a $500 million dollar world-class Perfoming Arts Center, maturity here we come!
