Default Arizona Rancheros Sub Division near Holbrook

I, like others I'm sure, have bought land in the Arizona Rancheros sub division near Holbrook Az. I'm just wondering who, if any has made it out there to see what's going on out there? Or if there is anyone, anywhere that has information on the area. I hope to go and check it out in December. If anyone knows the history of the sub division, or any other info. that would be great.

I have 2 1/2 acres in the AZ Ranchos/Sun Valley sub. It is sparsely populated and the local economy is , of course, Holbrook. I plan on making the move there next spring. I am hauling my travel trailer and 3 trucks and going to go off grid, keep expenses down and try to save some moneyby working the local economy, or you may see me selling Tshirts off the exit near the knife shop. I figure if I work 2 jobs , I can make more than trying to survive in the Valley anymore.

Did you buy the land sight unseen? I don't know about that actual subdivision, but Holbrook, AZ is going to be a HUGE change from Grants Pass, OR I hope you know. There aren't really any trees around Holbrook, it's all high desert. Your best source of electricity would be a wind generator followed by a solar setup as you will get a ton of both all year long, pretty much. There is virtually no industry there, but if you have the qualifications, there is the power plant in nearby Joseph City or work for the gov't as Holbrook is the Navajo County seat.

I am getting the impression you folks bought the land sight unseen. A lot of the property there is unimproved. You have to dig a well for water and supply your own power. Sun Valley is nothing but desert.

Hey Desert Home, do you live in the Holbrook area? I bought land in the Rancheros several years ago and visited there a couple of times. I am thinking about settling there soon and am wondering what the average cost of digging a well is. Any idea? How deep is the water table? I like the high desert and the people of Holbrook were friendly when I was there so I am looking forward to the move and home building process. How difficult is it to begin construction and obtain permits there? I look forward to your response and any information available from others who live in the area that will help make the relocation as headache-free as possible.

There is a reason this Cheap Land is not so cheap. Arizona Ranchero's are ranches in name only. Wells are astronomical and deep. Water quality is poor. Septic will run about $8,000. Well about $24,000.

Contact the Navajo County Treasurer in Holbrook. Address is 100 E Carter Road, Holbrook, AZ, 86025. Phone: (928)524-4172. They wan supply you with the info you're seeking. If you have been visiting, then you know what type of land you bought. I live in Navajo County, but not in Holbrook.

We have property about 23 mile from Holbrook. The well depth was about 450 feet and the well was going cost over $50,000. Needless to say we went to water delivery and rain catchment. Be forwarned the wait on drilling a well is about 4-6 months too.

You know, I *thought* those number quoted above seemed awfully cheap. I have a neighbor who recently had to drill a new well and it cost him $25,000. Those prices and a six-month lead time are telling me that's not a bad business to be in right now.
