As far as pools go, a lot of the builders are offering free pools with the purchase of a new home. I think $10-15K should cover a decent pool. I'm just guess-timating though.

We are making one concession-- we plan on putting some grass in back for our kids, but not real grass. Astroturf has come a long way!

You'll have no problem finding buyers for outdoor furniture here.

ETA- you mentioned the large price disparity between Verrado and Tartesso, and for me there is one major factor that would justify that: Verrado is built into the foothills and the scenery is beautiful. I also like the fact that they have parkways which seem to be rare out here. I get a bit nervous for the kids, with nothing but a roll curb between the cars and the sidewalk.

The neighbor got his at Paddy O. He says Robb and Stucky Outdoor is very expensive. Funny. Back in the day, Paddy-O made PVC stuff. I guess they upscaled over the years. Most of these places are in or near Scottsdale. I don't know if there is anyone in the SW valley market yet. There are plenty of places in SW (EMR, Verrado, Litchfield, Pebble Creek) where they are building the 700K+ houses where that kind of furniture feels at home.

I wonder how Sedona Patio is. I've passed the one in Avondale, but never been inside.

Ponderosa,

Since it sounds like you live near some "big spenders," would you care to give me some city/town/strip mall names where my High-end patio furniture and grills could go? Granted, I'd market the entire area, but location, location, location.....

LOL, the big spenders live down the road from me. I'm not much help on shopping malls, I hate to shop for anything but trucks, cars, boats, and RVs. I do know there are so many new malls and shopping areas restaurants etc going in to Goodyear that it is very hard to keep track of it. There will be all kinds of opportunities around the mall area at McDowell and Estrella Prkwy. If it goes like Arrowhead Mall did in NW valley, anything along Estrella or McDowell will be a hot location. They are already working on one of the mini-malls that will surround the big thing. Sorry I can't be more specific, but I think someone can probably help.

There is a commercial area going in at Estrella Mountain Ranch one of these days. There may not be enough golden rooftops there yet to make a profit, but Newland (developer) is holding thousands of acres that will be developed along the lines of other Newland communities ($$). The EMR location will be, in the future, super because of the "attitude", money and the growth. That is the ticket here - predicting where the growth of your customer base is and then being there first. Sometimes (often) you have to lose money to be the early bird. That favors the chains and public companies who have the pockets to sustain the losses in the early years.

Estrella Falls area would be a good bet-- there is a lot of shopping going in there and it is supposed to be fairly high end. The homes there (Palm Valley) are very nice and both Verrado and EMR are nearby.

I believe the "strip mall" portion is to be called Market at Estrella Falls.
