Currently in North Central Arkansas, Natural Gas and Oil exploration companies are leasing out land for Gas, Oil and Mineral Rights. If you purchase land, be sure to check and see if you also have the gas, oil and mineral rights to the property. Do not think that just because you own the surface of your property, you also control what lies underneath.

We have some acres currently leased in White County. We have recently been offered a substantial amount of money for the mineral rights from Mercury Minerals and am not sure what to do. Would like to know more about the extent of the play, There is a well permit issued for our section however permits for wells are not being requested for any townships to the east of us, appears to be a definite boundry. Not sure where I can get info regarding extent of play.

A family trust owns all of the mineral rights to the land that was once farmed by my great grandfather in East Texas. Much of the land was sold to big timber companies over the years, but the mineral rights were set in his deeds and will to stay in the family non transferable.
Its kind of interesting that sometimes the little guy holds the mineral rights even though the big guy has the surface rights. We got $550 an acre for the 3 year lease with 1/5th the production. I understand that is a little above average for the lease and the industry norm for production has often been 1/8th. I am no expert, but I would rather have less for the lease and more for the production if there is actually anything down there. The lease just gives them the right to explore and if they find anything they automatically get to drill. That is where the production percentage comes in. I understand that a lot of the people that signed leases quickly only got 300-400 an acre in the Fayetteville Shale, but that some that held out got 500+ and a lot of early signers got 1/8th on production. I think the family trust got what it did because gas had already been hit in that county of Texas. That and it took a while for them to figure out who owned the mineral rights to how much land. So Far 1100 acres divided by all the heirs. |

Just got a call from a guy in the SE Louisiana area and offered me $900/acre and 1/5 rights. Does anyone have any experience with dealing with the LA gas companies in the Greers Ferry AR area? What are they paying? Horror stories or positive experiences? Thx

I have a very different situation.
My dad inherited oil and mineral rights to properties in Arkansas, but he doubts that he knows about them all. You see a very long time ago his father invested money in a company that went around the state buying up rights, and we're not sure we have all the records. If anyone reading this knows of a way to search a state database for rights held in my dad's name, I'd appreciate hearing about it. To be clear, we don't know to which properties he might have rights, so we can't search by property description; we have to search by his name. Thank you, Peter |

Rather than try to get into the many questions you have which will likely lead to a number of other questions by a respondent, suggest as a start that you call and ask for a Senior Petroleum Landman at one of the companies listed earlier in this thread. These men and women have degrees in Petroleum Land Management and know their way around the Arkansas mineral title rules and regulations. Title opinions are rendered on mineral ownerships just like when you sell a home or vacant land. Have whatever papers you have ready and make sure you have read them and know who is shown as the purchaser and if there is a reversion provision or time limitation. Good Luck on your hunt.
