I was wondering if any body has an idea of what the average "cost per square foot" is to build a house in the Mountain Home area or maybe the northern part of Arkansas? I understand that there are dozens of things that can effect this average, but does any body have personal knowledge or ideas what it might be ?

Don't know the "average" but I am aware of a contractor who's building in Pinnacle (Rogers, AR) for around $150/sq ft. These are top of the line homes with 5000 sq ft minimum.

It's really going to vary by builder.

We don't live all that far from Mountain Home, had our house built in '06, a simple arrangement but targeted "overly insulated", and it cost us $70 a square foot then.

Builders aren't exactly swamped, so it's negotiable.

Like you said, there are a lot of factors that go into the price. When you get quotes from contractors, see about what work and materials you can supply to offset the price. If you do your own foundation work, if you get your own building materials delivery to the jobsite, if you can bring in "your guy" for one or two things, etc.
