When a Consumer would contact a Local Realtor and find out the real value was ( at it's Peak ) less then $10K, if they could find a buyer, the Sale option immediately vaporized, after all they bought the lot for $29900 and still owed on average about $25000 on it.
What was the next choice? Logically ( as planned buy N.R. ) was for the buyer to default on the property.
Why would anyone default? well what choice do you have? continue to pay $199 p/m or more for the predefined period which was usually 30 years and payback $60 to $70K, with interest on a piece of property that is now selling for 6 to 10K and in addition continue to make yearly or Monthly tax, condo fees and other assessment payments or walk away from your 5k investment and hopeful learn from it?
Not Surprisingly N.R. was averaging 55 to 65 foreclosures PER MONTH!
yes, Per Month, so what did they do with these newly obtained properties? you guessed it continued those late might infomercials with Estrada and found a new ASS for every seat - The American Way.
Oddly , Now December 2006 , you don’t see those infomercials as frequently if at all? wonder why?
The bottom line is this there were and still are a handful of Scumbag companies like N.R. ( Parlago, SunStyles, 4land, Yellowtail etc... who are still and always will be out there selling worthless property to consumers with promises that its going up as they speak or if they are just a little honest ( which they are not) telling you that in the future it may or may NOT appreciate. You as the consumer should know better but if not at least do your homework. If a company tells you they have a lot they can sell you for 5k but its really worth 10k or the Current market value is 14K or ed McMahon just signed on and in 6 months it will be worth 29k, because that’s what happened in Hot springs etc... - STOP and THINK - then continue on with your life - there is no such thing as a free lunch.
P.S. It is Technically true that some people over last 4 years made A LOT of Money flipping lots, but for all intensive purposes it was Joe six pack or Mom and Pop Nobody who bought one single lot and thought they were going to be Donald Trump with it.
These people over paid and have lost money. One company would sell you a lot in Cherokee village 6 months ago for $2500 ( and still will ), plus a $1500 assignment fee = Profit for them and closing costs which averaged about $750. for a grand total of $4750. When you go to sell it add the closing costs back because the new buyer wont fall for paying them as well as the Realtor commission, which on lots averages 10% or is a set fee, if you can even get one to list it as there are over 30,000 lots there, Almost ALL for sale. And assuming you actually found a buyer for say 6000$ which in your mind would be a nice $1250 profit ( on Paper only) and hope you held it for more then 1 year, not the 4 month turn around they promised you, otherwise you have additional penalties that may apply. What do you have left? A NET loss in 99 out of 100 cases - This is fact.
Arkansas is not SW Florida where this boom started 4 years ago in places like Punta Gorda, where people bought lots for $1500 and a month later sold them for $3000 repeating that cycle till the market peaked at almost 60K. It is Arkansas, there is Little if any infrastructure, NO jobs, NO shopping etc... it is almost as rural as you can get in the lower 48. Sure its half way between St. Louis, Memphis and Little Rock but it might as well be on Mars. Proximity to a city does not always equate to perceived value. Harlem and the Bronx are walking distance to Central park and the upper east and west side, yet you couldn’t give property away there.

All CV property owners pay the annual accessment fee based on the 10% value of all CV assets. This averages out to about $135.00 a year per owner. A very reasonable fee when you consider that helps maintain 7 lakes, two 18 hole golf courses, parks, and a percentage of roads and fire protection. The deal of taking back lots that failed to pay property taxes and accessment fees on has been a godsent for all property owners and SID. SID through managed deals with ALC has recouped several 100k dollars that will be used to help maintain "our properties" in the village. I commend them for that and wish them continued success in this endeavor. It only helps all of us the property owners when they can increase their revenues which is really our revenes.

There are good points all over these post. Bottom line, it looks like CV needs some cleaning up in several areas. First nobody wants "developers" who just want to make quick land transactions of questionable integrity -- pump and dump lots. It seems SID has some people nervous about who and what runs the Village really. It seems SID also is under-appreciated for what it has done to bring revenue in and deal with the problem of forclosed lots. I feel for the people who want to meet property standards and can't for financial or health reasons. I feel for the people who wish the economics in the area were better. I feel for the people who want CV to stay a quiet retirement area for people of less income. I feel for the people who want CV to develop more in the right ways. It sounds like a strong leader needs to emerge who has everyone's best interests at heart -- who can be fair and balanced to all from the powerful to the struggling renter. I feel a restlessness to move forward from a small inner group to a larger way that rises all boats.

I am not opposed to growth in the Village, but feel if there are large investment groups buying up lots and making big profits, they should have to contribute in some way to the infrastructure of the village. Rosefires, I hear where you are coming from, and there should be a group formed to offer help when needed. It is something the community needs to hear and see what we can do about it. We welcome all people in the village, and I have learned while living in the south, that when people are down and out, there are folks that will help, if they know. This is a great forum for Arkansas. We have a small one for Cherokee Village also. <village2ya.com> We welcome all to discuss local topics as well.

Katie, you are right that Cherokee Village is very nice. It is nice to hear your upbeat reaction to your investments in the area. The email address that you post has "[deleted].com" in it. Are your investments related to the [deleted] that has been making offers to Cherokee Village lot owners? If so, it is good to let everyone know where you're coming from and what's up with plans for the area. If not, glad your happy with your investments.

timtheman, isn't it obvious that she is a salesgirl for [deleted]? they wouldn't be mailing out postcards to landowners if they weren't getting some naive people to sell their lots to them cheap, and then turn around and try and sell them at an inflated price, just like she is trying to do on this blog.

yes, cherokee village is a beautiful place, but this is blatant pandering and marketing and it is ridiculous. she has got some gall trying to pass herself off as a new investor to these areas and to say she has been offered more so fast.

Thanks. So much for that issue.

What would be way too bad is if people got the impression that this whole area of AR and its future is anything but totally solid. CV is a wonderful place and area. It is also a real place. The economy is an issue and a somewhat serious one, it is a "laid-back" place, much incredible natural beauty, also some poverty, but everyone needs to know it is a solid community with a great history, great people who really care about the place and its future, and much promise for the future.

The "investor" stuff is just surface stuff. On the human and real level, it's great there. Visit.
