Arkadelphia is a two college town with Henderson State University and Quachita Baptist University on either side of the highway. Lake DeGray is right there. Hot Springs is about 35-45 miles away and Little Rock is 72 miles north.

Between the colleges and the great outdoors, it might be a good place to retire. I don't think there are any reasons for it to be an expensive town.

You should be able to find something for that price in Hot Springs, Arkadelphia, or Malvern. You may have to look around a while though. Benton might be a little more expensive.

That's true, Nita. I just did the LR to HS drive a few weeks ago. It's not far at all.

Wow, that's nice ta have Little Rock be so close to Hot Springs. Thanks for the advice on affordable housing in Hot Springs, Arkadelphia and Malvern. We'll be checking them all out - we have 5 years and things can change in that time, true. But it's also time to be working towards the goal of retiring in 5 years, and owning a small house would help us reach our goal. Thanks again and if I think of additional questions I'll post them in the Arkansas thread.

Wow - I have been perusing Craigslist for rental ads for housing in Hot Springs, AR. I don't think we'll even have to head to Malvern or Arkadelphia to find affordable housing in the general Hot Springs area. It looks like we should be able to find something we can afford to live in right there in the City of Hot Springs or Hot Springs Village. We'll need to pick the right time to retire and work out our health insurance plan details and how Arkansas is going to affect our finances. But we've got 5 years to try and work those details out. Getting affordable health insurance will be more of a challenge than getting affordable housing, it appears. But it looks do-able, too.

I just wanted to chime back in with the rental housing information and how appealing the area appears to be affordability-wise.

Just be careful with Craigslist. It's an absolute cesspool for scams.

Arkadelphia is about to get a huge industry so I anticipate property prices the go up big time. Also, during school sessions I anticipate rentals to be impossible to find. I'm sure property developers will jump in there and start building houses and apartments, but that is on down the road. All this is a few years in the making.

I was going to add the same thing. I am very leery of anything on Craigslist, especially property. Try Renters.com for starters. The only thing that I would consider on Craigslist is selling or buying used furniture or appliances, something like that.

I won't go on Craigslist for anything anymore. They don't police that site and let scammers run amok, even when the postings are obviously not legitimate. We stuck with legit sites like Zillow and Realtor.com the last couple times we house shopped.

Traffic was pretty light in Hot Springs last weekend. The horse track was obviously not running, which always has a big impact on how packed the town is. Last time we went they were running and the traffic was bumper to bumper up and down Central. We've been to HS several times but my wife and I have still not had a chance to walk the streets downtown. We're working on that.

Even though NWA is much more career oriented for someone like me, I would still live in Hot Springs if I could find a job that paid enough. Unfortunately, my research revealed that HS area pays one of the lowest average wages not only in Arkansas, but the entire nation.

Which is why retiring there is such a great idea, OP!

I lived in Hot Springs for over a year, it's a surprisingly affordable town to live. Just factor in that Arkansas state income tax is one of the highest in the country, and there is a high sales tax and they even tax groceries. You get taxed to death in Arkansas to pay for the massive amount of people on welfare in that state.

I would definitely prefer to live in Hot Springs rather than Arkadelphia or Malvern. Benton is a fairly wealthy suburb of Little Rock and would be much more expensive than any of the others mentioned. Mount Ida is also a nice little town that sits deeper into the Ouachitas and is more scenic than the rest.
