they actually didn't depreciate the age or ours or anyone else in our neighborhood who had to have new roofs. Perhaps it depends on the company, I don't know. In fact in the past we have had 3 roofs replaced due to wind and hail, 3 different states; never have they done this.

It may depend on where you live: we are in he NW corner of the state: we have just under 2000 sq ft, house is probably worth about $160,000 and ours runs just about 1000.00 a year which is about the same as NM was and 1/2 what we would pay in Texas or Va.

Good to know. About what I am used to except for a much larger home. The house I just sold was 4600' and $1,000/ year. That is with no earthquake coverage.

If your stats are correct and you're from San Diego, CA, I wouldn't worry about a few bucks more for homeowners insurance since our home prices and property tax are probably about 80% less than San Diego.

Rates may be different for rentals, especially depending if it's nightly or monthly.

It kinda sounded like you didn't believe me so I looked up my last years policy.

For the record my house was 4620 square feet, built in 2009 with a 4 car garage and swimming pool. My last years premium was $995/ year.

Are we clear? Are do you need me to post the declaration page

And yes, my location is San Diego, CA
