I put a deposit on a large rental house on Lake Taney last fall. After the spring rains the manager admitted there had been water damage in the lower level (of three levels) which was at that time being fixed. It's air conditioned but I need the lower level.

My questions are: should I just cancel the trip--about 15-20 people are coming and if it's damp and smelly it will be an extreme bummer. I am not worried about "toxic" but honestly mold is a huge turnoff for me and in august we won't be able to keep the windows open. I can live with loosing the deposit and canceling but not ruining a vacation for 20 people.

I don't want to hire a lawyer and don't know anyone to inspect the property before August.

Any suggestions or ideas? My mom and family are counting on me.

Have the manager send you some digital photos of the current condition...then make your decision.
