I am looking for a home or land and I found that the village has some good values, but 65 a month. The up side is access to lakes and paths, gated maned good security, good forcing of property owners to not make a pig pen out of their homes. Down side is 65 a month. Opinions please.

HSV does have a higher fee than other Cooper communities; here in BV we pay $26 a month but will probably increase to about $35 a month in the next year or so. Both communities offer similar amenities but HSV is a gated community: BV has no gates. They did at one time. Each has something special to offer and both are very desirable. You would need to visit and find out for certain which would work for you plus what your fees really cover. I think too many people think the fees cover everything but they do not.

reporting in from the 1st Cooper Community ( Cherokee Village )..............


Our SID ( Suburban Improvement District ) tax is $132.50 a year ( translates to $11 per month )
and still we have residents grumbling it's too high.




We have 7 beautiful lakes, 2 nice golf courses, numerous parks, rec centers, walking trails.


However, Cherokee Village is the oldest of the 3 and the joke is that whatever Cooper did wrong with CV, he corrected it by the time he did HSV


HSV has a gate, is much newer, and seems to enforce their rules better than us.


Although HSV is much higher, I believe you are getting what you pay for......gate and stricter enforcement to keep conditions up.


HSV would be well worth considering ( IMHO )

I think it would be worth it to me for the lakes, walking paths, beautiful wooded roads, peace and quiet, and no worrying about having to live next to a pigpen!

Now all I'd have to do is find a decent house for the low price I would have to pay for one in order to be able to afford the extra $65 a month. I've seen a few, and I think I would be willing to live in one that's not perfectly perfect....location, location, location.

Cooper has several other communities in a few other states: one in Tn and one in NC I believe, In all they have about 7 .
