As a property owner of Hot Springs Village - what amenities are included in you annual dues/fees? And, what amenities/services do you have to pay extra to be able to use? i.e. golf,pool, tennis, etc

If it is like BV and I am sure it is as the same company developed both areas, there is a charge for almost all amenities but the charge is much less for home owners than others. The monthly fees pretty much cover maintanance of the facilities.

From what I can gather they cover your membership dues, but not golf, or things like the gym or pools. You do get a reduced rate but not included in basic dues paid. You do get access to lakes, and trails. Which is what I am most concerned with.

Same here in CV.


Our low SID fees pay for the upkeep of golf courses, trails, parks, rec facilities, lakes. beaches.


However, residents have to pay a reduced fee to use them ( except for parks,trails,or beaches)


(Similar to what nmnita said about BV )

You get something for the 65 dollars a month. Manned gate, beach and lake access, trails. Nice maintained community. I will have to take this into account when looking at property.

"Manned" gate? Oh, right. They may have 2 card gates but the main gate? Scores of cars just fly right on through there and the crime in HSV is way up now. Don't get me wrong; I LOVED living there , chiggers and all. I miss it but if you think you would feel all safe and secure with manned gates think again. And the card gates? They get vandalized. I mean, HSV is not The Vatican or Mar a Lago. Chiggers in abundance, attack wasps (not exaggerating) with nests in the ground--it's all worth it with the climate and really sweet people, deer everywhere and little white rabbits running across your yard. Very affordable, also.
Am I off topic?
