Default S.e Rogers Is Getting Nasty!!

When I first arrived in NWA I lived up in Prairie Creek and then moved to a Duplex in S.E Rogers, an area called Plantation. When I first arrived there in November of 2006 most of the other houses were empty. After living there over a year I witnessed almost all the homes being filled with other families. Of course I never realized what a very small down payment and short background check brings, not the most desirable element. The street I lived on was towards what you could call the front of the neighborhood and close to the main entrance. Whenever we spent time outside enjoying the weather or just talking it became very noisy with traffic, cars flying by 20 miles over the speed limit, car radios blasting or people screaming. Then I started noticing the hoodlums in the area. Driving around over and over and hitting on girls who were walking on the sidewalk. Then the police driving by late at night patrolling the area was a bad sign.

Still, with all this, I didnt think it was that bad. The management was constantly on us about cutting the grass. And my neighbors trash would blow into my yard all the time so they would always come and leave us warnings to clean up the yard. I figured it was a good thing and it would keep the area looking good.

I moved out this past January and rented a house in Bentonville. In February a friend of mine moved from out of state and needed something quick to live in with a small deposit. I recommended the area I had lived in, he was approved and is currently living in a house a few blocks down from where I was. The first time I came to visit him I was stunned at the way the area is going down hill. There was trash all over the streets, people hanging out in their yards, punks driving around with the car radios blasting. And they all stare at you to intimidate as you drive by! I felt like I had gone back to Miami!! Then a group of these guys, who are all hanging out in a yard across the street, start racing up and down the street in their trucks. With kids playing nearby!! After a few near misses of my car which I had parked on the side of the road, I decided to call the police. We left before the police arrived to show my friend around town and when we returned a few hours later all the racers were gone.

The way this area has degraded makes me think that this will be the first real ghetto in Rogers. Allowing almost anyone to move in without as much as a background check and a small deposit is attracting some very undesirable people. I am wondering if the management pestered us so much about our places outer neatness because we were so close to the model home and the main entrance but neglected the rest of the area.

I feel bad for my friend and that he is stuck living in that mess but its only for one year and the small rent will help him get on his feet. I do wish the management, city or county would step in before S.E Rogers becomes an area people are afraid to drive into.

We were so blessed when we first tried buying a house in Rogers!!

We looked at a couple houses in the Plantation subdivision. They houses were BRAND NEW 3br 2ba, and the neighborhood at that point looked very nice (because 90% of the houses were either empty or not completed).

We put in an offer on the house, paying an extra $2500 for a fenced in postage stamp (backyard). We asked the seller to pay $700 to put up gutters, otherwise it was a full price offer.

My wife was in tears after we submitted the contract, as she really was not comfortable buying the house on such a small lot.

The builder countered with an additional $700 in price and would then put the gutters on. We withdrew our offer, and instead RENTED the exact same model house for only $795/month while we looked for better accommodations.

While in the rental for 7 months, we watched the rest of the neighborhood continue to build. We saw houses being purchased. We got neighbors on both sides of us. For 3 months, we would watch them pull into their driveways, and not even wave. (Why on earth someone buys a house so close to someone else, and then cannot even be friendly towards them is beyond me!)

Suffice it to say we got our of our lease early, and were able to purchase an older home with a lot 4 times larger than the rental house had. We are much happier here than we would've been there.

Then we noticed right after we moved - the seller offering 6 months no payments, no down payments, fully furnished, fenced in back yard, sodded back yard, etc., as incentives for folks to purchase.

So, a $700 set of gutters is what kept us OUT of the .... gutters.


Plantation - a wonderful place to .... stay away from.
