Suzien1, I live there in Stonebridge Phase 1. My house is right on the golf course. There is no better place in Fayetteville for a home. There are several homes for sale, but I would be just guessing at the price because I have not looked recently. As far as the entire Stonebridge subdivision (all phases) you will find that 99.9% of the residents keep their yards and houses looking good and well maintained. I have children and there seems to be a very good balance between the "empty-nesters" and the "I wanna kick 'em out of the nest NOW" families.

PhoxKnewz. Thanks for your reply. I have been looking a lot on the net and this area seems to be very nice. There is also an area that looks interesting (Bridgedale) and google map makes it look like its in Stonebridge. Are the two areas close? With all the rain that you have been having lately, do you have any problem with street flooding? I am especially worried about water/flooding because I live in New Orleans!

In fact, there is a house for sale on River Meadows that says "River View", it does have a view, and yesterday the river was about 20 feet down the hill from their backyard, where it is normally just visable through trees about 75 feet down the embankment. This flood is from this past week's 4-7" biblical rain storm. (for reference, picture from Huntsville Rd-driving west, just west of the West Fork White River bridge. PhoxKnews. Thanks again for the update and the picture. I'm planning a trip up there in about 6 weeks and I'm looking forward to seeing your beautiful neighborhood. You mentioned Phase 1. How many phases does this subdivision have? Also, do you know anything about the area around Coopers Cove St and/or Eastpoint Drive? Again, I'm very grateful to you for your "follow-up" answers.

The houses in the Easpoint Drive area are nice but are selling very slowly. IMO due to the closeness of the houses to each other and the backyard is non-existent (one has about 5' of grass to the fence and sits higher than the house behind, so you get a great view of your neighbor's expansive back yard). I just drove through there after your last email and noticed two, nice brick, homes with a "price reduced" sign. These two back up to a field/pasture with an uncertain future (more homes?).
Of the two places you mentioned, Coopers Cove is real nice and cozy. If I had to buy again, I'd go in there, however I am extremely happy with my little circle and house where I am now, so I'll never move voluntarily. The reason that Coopers Cove is so nice is that the cove of streets in that development are surrounded by a large pond, a golf fairway and a golf club house...read...nothing will ever be built around you. There will never be any traffic other than your neighbors...again read...no fear of your street being used as a shortcut to main roads. I can see this development "developing" from my backyard across the pond. Speaking of the pond, it is nothing to swim in but the fishing is excellent. Once, I couldn't keep my son's hook baited long enough to put a line in the water myself! He bragged that he was a better fisherman than Dad! Stonebridge has four phases, all complete (for the most part). We (the entire development) tried to re-start the "Home Owner's Association" that fell by the wayside due to lack of interested. It seemed as though it was going to take off but fell victim to lack of interest again. I volunteered to be on the Common Area Beautification Committee, but never heard back from the elected president on meetings, etc... Right now there is a group of residents who are trying to stick together as opposition to the storage lot-zero lot line homes development mentioned in previous post. Right smack in the middle of the Stonebridge 4 phases is a development that was started last year. Land was cleared, drainage installed, roads paved, utilities installed for about 60-70 homes. So far only two homes are built and a third is started. My wife knows more about that development than I. I will get a update. Seems like a good place to make a deal on a lot that has been sitting.?.?.? Right now it is a great place to jog and walk the dog, I used it last spring to start teaching my daughter how to drive. That's about all I can think of for now, obviously I am willing to answer any questions you have, so don't be shy. I will tell my wife about this forum, she seems to know about everything going on around here....and Fayetteville. ![]() |

You are awesome! This is really valuable information. It's one thing to look at these houses on the net and quite another to hear about the area from someone who lives there. As mentioned, I will be checking out the area soon. Fayetteville seems like such a nice area. Two other areas that I have checked into are Austin (fantastic but real estate and property tax very expensive) and Athens, Ga (also very nice but doesn't seem right for us). Fayetteville and surrounding area just seems really cool (biking, hiking, lakes, etc).
We had just finished building a house (lived in it for 8 mts) in an area with a POA not far outside of New Orleans when Katrina decided to push a tidal wave 10 feet into my "dream home." The POA is one thing that attracted me to the neighborhood. That being said, there are definitely some pros and cons to the issue. We rebuilt and sold just before the market went sour and consider ourselves very blessed. Our house in N.O. was one of the few that did not flood when the levy broke (deep water stopped about a mile from the house) but nonetheless, that storm really affected me and it's time to start looking elsewhere. Suzien1. I wanted to give you some info on the prices in Stonebridge and Coopers Cove (actually Crescent Lake subdivision). Prices range from about $240K upto around $360K, with pricing around $110/sq. foot. However a few of the Crescent Lake homes are priced under $85 per foot. The area is nice and if you play golf, even better. Stonebridge Meadows golf course is consistently rated as one of the highest public courses in Arkansas. I am a Realtor in Fayetteville so if you have any more questions, please let me know. I hope some of this info helps.

Lee. Thanks very much for your input. I will definitely not misplace your name. However, before I waste your valuable time, I plan on visiting your lovely city a few times to get a feel for things before I actively begin a real house search. It is my hope that the next location that we build/buy will be our last. That being said, I do plan on visiting Fayetteville several times before beginning a house search. Thanks so much for your kind offer.
