Default Zoning laws in magnolia and eldorado?

My husband would like to purchase 5 or more acres of land on the outskirts of Magnolia or El Dorado for agricultural purposes. We would like to purchase a double wide to put on the land but do not know if they are allowed in these areas and cannot find information concerning zoning laws. Does anyone know what the zoning laws are or know of someone who can help us?

IIRC, the magic number in Arkansas is 10 acres or more.

If you have ten acres, I believe the only "rule" you have to adhere to is that the well and septic must be at least 100 feet apart. No testing required on anything.

If you're looking at less, call the county and I'm sure they will be happy to tell you the do's & don'ts.

I could be wrong, so please don't take this as gospel, but....

As far as El Dorado is concerned, I think zoning laws are limited to the city limits... plus a mile or two? The county itself does not have any zoning laws, as far as I know. What you do have is people that own large amounts of land that will sell a piece of it to you along with some covenants you have to adhere to should you decide to put a mobile home on it.

I wish I knew more to tell you. Your best bet, other than contacting county government like the previous poster suggested, would be to contact some of the businesses that sell mobile homes. Many of them will try to work the land purchase into the sale as well. They can probably tell you the ins and outs of owning a mobile home in south Arkansas.
