I would read the posts by "gdtrfb" and a few others in the topic " Cherokee Village / Parlago Lakes" here in the Arkansas forum. It's not the same place, but those posts describe some good info on what people call interior lots and more than likely what you are desribing.
I know Fairfield Bay a little, and there seems to be interior lots by the thousands available. I wouldn't consider those lots an investment, maybe a speculation at best, since there are thousands of lots available, how long do you think it will take for a general interior lot to start to appreciate substantially. A long time, my friend, if at all, unless thousands of lots are sold and then many people want those. I don't think that will happen anytime soon, but maybe somebody else here knows something about Fairfield Bay that I do not.
Fairfield Bay needs a lot of work in my opinion, to be considered a good investment at this point, unless you are looking to purchase the outright best lots they have. As you say, it's cheap compared to where you come from, but that doesn't matter. It's cheap for a reason.
Do your homework.
Buy a type of lot that there are not many of and are highly sought after. If you are looking into Arkansas property and can only afford one lot, I would buy good, dockable lakefront only, if I was coming from the north and looking for an investment lot. If I couldn't afford that, then I would buy a good lot right on a golf course. Not near the course, right on it.
Those are investments. I don't think anyone can go wrong buying good dockable lakefront or good golf course lots in the right communities.
If you are looking for higher priced land, look at raw commercial land on major roads coming into these areas. I'm not sure what you are looking for, but from your note, it looks like you saw some internet advertisement or general interior lots for sale on ebay, is that right? If I am right, forget the interior lots, spend a little more money, and go for the quality I described above. Also, note that if you are looking at lakefront, there really isn't any in Fairfield Bay that I know of. That lake is a US Army Corps of Engineers reservoir and there cannot be dockable lakefront, am I right? Can anyone else verify that for me and for V20 who started this post?
Anyway, that's my two cents.
