Default Looking for information about Ozark, Arkansas

Hi everyone! I am currently looking at property in Ozark, Arkansas, actually it is about six miles north of Ozark in the mountains. My research into the area has left me with a few zillion questions so if anyone could give me some feedback I would be most appreciative.

1. I have read on other threads on this board that Arkansas has a humid climate, is this true of Ozark, Arkansas and if so, is the humidity lower in the mountains than in town?

2. I am also wondering if it is possible to get a cable connection in the mountains. Six miles from town does not seem much distance to a Texan who is used to traveling great distances for work and such, but possibly in a mountainous region six miles is more significant in terms of services.

3. Same question as #2 with respect to cell phone usage.

4. Are the people of Ozark friendly? Are they receptive to "outsiders?"

5. Does the area get much snow in the winter? (I am originally from Pennsylvania and long for just a bit of snow in the winter.) Also, is it snow or ice?

6. If I decide to make this move I would like to put a windmill on the property for electricity generation, are there regulations that disallow that on one's own property?

7. Would it be difficult to get contractors to travel 6 miles up the mountain to perform work?

Well that wasn't quite a zillion questions, but if anyone is familiar with this particular area I am sure I will have more later. I thank anyone who is generous enough of time and effort to respond.

Hi Was just down to the farm in Ozark. We are just a few miles north of I-40 and no cable TV yet. Cell phone coverage was good at my area. Yes it is humid and warm in the summer but you just get your outside work done early. Its alittle cooler up in the mountains but still humid and warm. I don't think you would have any problem with the wind generator. The people are really friendly treat you well. Not much snow in the winters but do get a ice storm every now and then. No problem with contractors working out of town. Just be patient as when they show up not like the big cities. Kinda on flexible on time they show up to do the work, but when they get there they do nice work at reasonble prices. Hope this helps you some. Go "hogs"

Yes it is humid in Arkansas, I have lived in Ozark for 21 years and still don't like the humidity in the south. It may be a little cooler 6 miles north of Ozark but not much. I'm not sure about the cable but you can get dish or direct tv without a problem and you will have pretty good cell service 15 miles or so into the mountains and beyond that you will still be able to get splotchy service for a long way up the mountain. You will not be able to get a DSL internet connection but there is dial-up and I don't know about any others. Most people are friendly here and are receptive to "outsiders". Ozark (and the south in general) are very friendly. We don't get very much snow at all, we do get some ice but usually even if we have a snow or ice storm it doesn't last more than a day or two before it's gone.

As far as the windmill question, you would need to check with the local power company which is Arkansas Valley Electric and see what requirements there would be to do that. I know that when someone hooks up a generator they have to be careful and certain things have to be done to keep that power from kicking back up the lines and jepordizing the safety of the linemen.

Six miles north of ozark is NOT a problem to get anything done. In fact several contractors probably live a lot further out than that.

I hope I have answered all your questions.

I was raised in Ozark and yes it is humid similar to the panhandles of Florida, but without the ocean breeze. I am also looking at moving back and renovating my parent's home. I am looking for a great builder who likes to work with old homes but add some new on. This place is very special to me and would like to keep it similar to what is is, but add some different character to it. Anyone have any suggestions?

Probably best thing to do would be to get comfortable with people in your area, and *then* ask around. Once they get to know you, they'll help out even more.

What I have found in the more rural areas, is that a lot of the best service people don't advertise, because they stay "covered up", as they say, which means word-of-mouth keeps them busier than they want to be.

Both the general contractor and plumber that did my house pulled their adds from the phone book because of the volume of calls they were getting. They work by word of mouth only, and stay very busy.

Good luck with your place.

You're absolutely right. The best way to get contract help is through referrals almost anywhere, but this goes double for a rural area like Ozark.

Grout, you'd find out a lot by just being there and hunkering down with the local folk in regular small talk. Everybody has an opinion and they are usually just delighted to find out that someone is interested to find out what it is. Don't even be afraid to ask perfect strangers. If you talk to people like you've known them all your life, you just might.

Hey, that's great! I love to see older homes preserved and not "remuddled". Is the home in Ozark or out of town? It sure is pretty around there, isn't it? Good luck with the house!
