yellville or rodgers?
which is the best buy 10 = acres in Yellville with a creek on it or 1+ acre in Rodgers with a view of beaver lake.Both cost about the same.also which area is more scenic NW or NC Arkansas

Yellville is kind of out in the middle of nowhere. It is peaceful and mountainous and very nice though. Mountain Home and Harrison would be the closest cities which are around 20-30 miles from there. Rogers with a view of Beaver lake would be nice also. The city of Rogers wouldn't be more than probably 5 miles or so, I'm guessing. Rogers is a busy place though. I guess it depends on what you are doing and how much you enjoy driving. I am not sure on how much it costs, special permits, etc. for building around Beaver Lake. That would definitely be something to consider. As far as Yellville, I think anything goes. It's extremely laid back there. Good Luck! Rob. Oh, as far a scenery, both are about the same. Yellville has alot better scenery in my opinion though.

how much are you paying for the one acre in Rogers? We've been looking for land ourselves. Not much around here that is not on a hillside!

rogers lot
the lot was 20 k on a slope but it had a very questionable perk test so i`d disregard that one.So now my quandry...10 acers in yellville or half acre Bella Vista with windsor lake view?

Well, the property value will appreciate a whole lot faster in Northwest Arkansas. I think Yellville is prettier though.

Actually the latest stats show just the opposite!! NW AR went through the whole Real Estate Spike, but now market is very slow. Mountain Home has shown a very steady growth, ecspecially since 2004. It didn't just spike like the NW AR market did. I would say the North Central part of the state is way to go! Yellville in particular, it's still undeveloped but is becoming quite squeezed by Harrison and Mtn. Home it offers Buffalo River and Bull Shoals Lake, the land there is more than affordable now but in ten years will be much different I believe.

I agree with most of that...but i just can't see 10 years making much of a difference in Yellville.
Yes, i think NWA is going to experience a large decline in home sales figures but the area has much more to offer relocators in terms of jobs and cultural amenities. That will help to temper the slide a bit. All North central has to offer is a place to get away from the hustle and bustle. It's a fabulous place to take an early retirement but that's about it and I don't see that changing any day soon.

I'm from Flippin, only a few miles from Yellville. I've been to Rogers many times too so I wanted in on this topic. Yellville is prettier in rugged rural way. Not much else going in town. The whole town goes to the high school football and basketball game for entertainment.
Rogers is much more a small city, part of a greater metro area. The area is just more exciting. Plus, a nice one acre lot with a nice view of Beaver Lake will make you feel like you are in the middle of nowhere, kind of like where Yellville is.
Have you been to both of them? They are only two-ish hours apart.

I forgot to add on my other post. If it is beauty you are after, check out Newton County. Not many people there, but the land is the prettiest in the state in my opinion.
