Default How are homes selling in Hot Springs

Are there any Realtors from Hot Springs on this site? I was told by several people I know that realty sales are down substancialy in Hot Springs. The numbers I was told were last month 102 sales county wide vs 400 sales year over year for March.

I am not quite sure what your figures are referring to? 102 sales in the month versus 400 a year ago???I would be surprised if 400 houses sold in Hot Spring in March 2008 or in any month for that matter. Maybe year to date?? Same with 102 in one month??

Yeah sales are down everywhere in Arkansas, like everywhere else, but those numbers seem a bit off.

Looks like they may have gotten their data confused.
Here is what my search for all sold properties within the Hot Springs Multiple Listing Service revealed:

March '08: 104 vs March '09: 93

April '08: 208 vs April '09: 173
For April, I included the pending sales to give a little insight to the amount of contracts that were already underway in April as well as the sold properties.

And here is a year-to-date perspective for all SOLD properties:
Jan 08-April 08: 433 vs Jan 09-April 09: 365

While there have been slight declines, the Hot Springs market has not seen the frightening down-turns some parts of the country have experienced. The most important thing is to remain positive! Things will get better. We have already noticed an increase in the amount buyers viewing properties. (The spring/summer season seems to bring everyone out of their shell.) With the first-time home buyer incentives and LOW mortgage rates, now is a great time to buy. It seems that many buyers are still holding out for more though.
I think the national news has placed fear in many local buyers. Remember, real estate markets are local and vary greatly across the country.

Thanks for the info. I must have heard wrong. I showed my home from a personal listing, and they felt it was not enough developable land. Funny I have almost 7 acres in HS on a beautiful ridge with a 15 mile view and people want to build truck stops. The subdivision has restrictions that keep in nice. I tried to educate people that if you can put in a business then the next door neighbor can build a pig farm. Seems like people want the moon right now. I am down to cost and I built much of the home myself saving and passing the savings on to the buyer. But it seems people want more blood. I am not in desperate condition, I just would like to move closer to family in Kansas. I do not care for Kansas but family is family and they can not move. My realtor said that there is nothing on the market close to what I have for the price I am asking. She estimated it at min. 10,000 higher then it is priced now. I hope that may and June are good selling months. Thanks again.
BTW what is the best month for home sales? From my past experiance it starts in April and gets better until August when it starts to slow down until winter. Is that true here also?

I was told I might enjoy Hot Springs Arkansas - planning to visit to see and feel out the place, with possibility of moving..? My concerns are safety and also the school systems. It would actually be good if you've been to Alexandria - - those 2 places I was told I'd really enjoy life in!

Hot Springs has a couple of things that make it a great place to live. One is that it is only 45 min. from Little Rock and there is always something going on in Little Rock. Two is that there is always something going on it Hot Springs. This weekend I am going to the documentary film festival and watching a few movies. It’s a great place to retire to. Eureka Springs has a lot to do in the summer but it dries up in winter. Home prices are very reasonable in this area and Little Rock is last I looked 3 on the list of cities that are hanging on to low unemployment rates.
