Seeking Active Adult community in $190 - $225 range. Preferably ranch style condo. He's retired 63, I'm 52 and will probably seek PT employment. Moving from Warwick, NY. Like gardening, boating, fishing, entertaining, want to learn golfing. Is Lake Lanier nice? Where else? Thanks for your input.

check out Summergrove in Newnan. May be slightly over your price range but used homes may be around that. They have some ranch type homes too.

Del Webb will be in excess of 300,000.00

It will be hard to find anything in the ATL area for the requested price range nowadays.
If you want a good neighborhood for active adults you will have to go north of 250K.

One area in the 200's is the cottage location off Rt120 in Lawrenceville.
Only 3 miles from Gwinnett Medical Center, gated, and secured. Surrounded by every need. Health Care, Shopping, and services. Again, you will need to raise your price range.

There is a location on the north side of Winder,GA with ranches in the 140's - 200k. Located on Rt 11. You are close to Barrow Medical, but your shopping will require some travel of 15+ miles to the Mall of GA location via 211 to 85 south or 8 to 324.

Houston Springs in Perry, GA is nice. Perry is down below Macon, GA so keep it in mind if you're looking outside of the Atlanta area....

There is a community in Duluth Ga that ranges from around the 240's to the low 300's. They are also building another one close to the interstate. Good friends of my mother in law just moved into a gated community not far from the Lake and it is really nice. I will check regarding the prices on that community.
Be careful with some of the 55 and older community contracts. A friend of mines mother signed a lengthy contract w/ a major 55 and older builder and lost about 15,000 in money when she tried to get out of the contract. He was out of town when she did this and I just started working with her after the fact when I listed her home. We tried to find loop holes but it was iron clad. Contact me if you want help finding something I know the areas and the builders around the area.

The Orchards have several communities around the Atlanta metro. The one near me in Cherokee County has some nice units in your price range (I looked at them with my mother a few months ago). Anything on Lanier is going to be more costly than what you're looking to spend.
