Default Avondale Estates east of N. Clarendon?

We've lived in Atlanta for 5 years, but in Buckhead and Vinings. We're looking to buy now, and Avondale Estates is one of the neighborhoods on our radar.

I keep seeing "fancy" newer homes east of N. Clarendon, mostly still in Avondale per their address, but some also listed as Scottsdale. The homes are much less expensive than historic Avondale.

What's the deal with this area? Just suburban ITP? Or is it a sketchy neighborhood of sorts?

We have a toddler, but if we're still around when he's school aged we're planning to do private school.

My realtor and her partner have for years lived in the the eastern part of Avondale Estates off Rockbridge Rd. They're in a small 'infill' neighborhood just outside the Perimeter. I've never heard her say anything but positive things about living there, and no mention of even petty crime in their subdivision.

I would assume that the prices are lower because they are Unincorp. DeKalb, whereas city of Avondale is incorporated and there are some benefits there. I am not sure what they are but I know it's a pretty tight-knit community. Sometimes being in UnincDeK can feel like a bit no-man's land.
