I am unfamiliar with the fee structures for suburban communities/subdivisions near Atlanta and would like to get an idea of what I would be in for should I buy property in one of these areas. I am looking in Dekalb and Gwinnett Counties... not too fancy, seems like most have a pool and some tennis courts, some are near a golf course, home prices are anywhere from 100K to 250K.

What are average fees? What is an average range for fees? What is the median? etc.

As someone coming (possibly) from out-of-state, what should I know before buying a house in Georgia?

$400/yr Pool/Bathrooms 2 tennis cts 225-275K homes. also covers landscraping around the two ent to sub/div. A Summer pool party. and plans are for putting in a playground.

There is a Georgia assocation of HOA's. Try to see (googleit ) if they have something on there website (if they have one)

$400/yr??? I think I was expecting more like $150+ a month!!!

Are most community association fees in the xxx/yr range?

I assume you are referring to houses and not condos. Fees in subdivisions with pools and/or tennis could be paid monthly or yearly. I would guess $50 to $200 a month for the general price range you mention. If there is a golf course, then it would cost more for sure, usually homes with a golf course are higher-end.

When you search on realtor.com or some site like that for listed properties, usually the association fees are listed, but may not always be accurate.

If you are looking at condos or townhomes (non-fee simple) then you usually pay monthly for these amenities. Condo fees usually are $100-300 a month depending on amenities: pool, tennis, etc.
