Hello all,

Changing gears for a minute here and looking InTown. Looking for rec's on intown areas that are both safe and cheap (bungalows for around $100k).

On my list are Candler Park, Virginia Highland and Inman Park. Maybe Midtown and Little Five Points?

You will not find even a dumpy fixer upper in that price range in those neighborhoods. You'll have to look at some pretty unsafe neighborhoods to get those prices .

For example, here's the cheapest single family homes I found in those hoods:

To sum it up, you get what you pay for.

Sorry - Koko is correct. The least expensive single family home listed in Inman Park that is listed on FMLS is listed at $315K.

Also, Little 5 Points is a commercial district - not a residential neighborhood.

Some of the areas surrounding East Atlanta still have some reasonable deals. Those areas aren't as gentrified as the ones you mentioned but they aren't in terrible shape. Some areas are probably a bit more crime prone than others though.

You will still have to look hard to find something decent in the lower $100K's. Houses are still pretty ridiculous in the city.

Out of the hoods listed above, Washington Park and West End may be reasonably safe. The other two have a little bit further to go. I really like the homes in the Capitol View/Adair Park area but it still seems a little rough around the edges there.

I agree with the responses here. 'Safe' and 'cheap' have an inverse relationship in the intown neighborhoods of Atlanta.

However, if you have some cash, you CAN purchase a home in the Capital View/Peoplestown/WestEnd areas (REO) for $20-50K range - depending on the condition - and do some major "fortifying" with the budget you have left over....

I would certainly give it a shot; a lot of people are already making such an investment. How many people a couple of decades ago would have poo-poo'ed the idea of doing this in Grant Park, Kirkwood, or East Atlanta?

What about Scottdale, Clarkston, or Avondale Estates?

I am looking at a Google map that I am putting together and I dont see the allure of Capital View/Peoplestown/WestEnd given that some of the worst neighborhoods in Atlanta separate those areas from downtown/midtown...

That's the point. If you want to buy intown you either have to pay through the nose or live next to Little Baghdad.

I don't think Scottdale or Avondale are in your price range either and Clarkston is a little rough as well.

If the city of Atlanta cleaned up its higher crime areas and got the schools rocking you'd see plenty of older intown neighborhoods skyrocket in value. The housing stock and the infrastructure have been there for many decades. You just have to get the people to act right.
