My wife and I are in the market for a new home. We have spoken to a few people and we’re having trouble finding a friendly/hardworking broker. We are searching for a mortgage that best suites our needs as a family. I work full time and my wife is a stay at home mom. We have no student loans or car payments, we pay off all credit card balances every month, and we have excellent credit (760+). We have a property that is currently being it rented (2 year lease as of 10/27/10); this home also has a mortgage associated with it that is covered by the monthly rent. We would like any suggestions on direct lenders or mortgage brokers with experience in our situation, and some knowledge of DPA programs.

Some knowledgeable real estate agents post here; they would offer better information than can I who is not in real estate industry. Because you are not a standard borrower (own rental property), you don't fit the mold of a lot of mortgage lenders right now who are very strict in lending due to the changes in the past 3 years in real estate.

I do know this from borrowing enough for mortgages, if you changed careers in the past 2 years, that could be an obstacle right now.

All I can tell you is look for brokers who specialize with real estate investors, they can tell you some specific company names who may be able to help you. If you are looking for a property now, could your agent steer you in the right direction? Good luck.
