Default Smyrna Vinings Condos

Anyone have any info (good or bad) on the following condos:

Vinings Forest- complex seems to be very close to train tracks
Essex House- apartments turned into condos
Waterford Place
Flats at West Village
Olde Ivy

I used to live at Essex House years ago when they were apartments. Normally I don't recommend "conversions" (apartments that have been converted into condos), but these were older more solidly built buildings (brick) and better made than modern apartments. A couple of the buildings had settling issues that caused the floors to be slighly crooked, but most were fine. They're actually pretty good deals and in an excellent location. Just have a good home inspector do their thing, etc.

I have seen various past posts about Essex House in Cobb County -- I wanted to know if anyone knows if it is still a stable and safe community today. Thanks.

Essex House seems nice but I would be concerned about the traffic on Paces Ferry, especially in the afternoon. When the train comes through, the traffic on Paces Ferry looks like a train itself.

The area is superb. Drive by there and you'll see what I mean. Vinings has a very safe, professional, and trendy vibe. Lots of people jogging, walking dogs, etc.

If you'd like a bit of privacy from Paces Ferry, there are more condos and townhomes on top of Mt. Wilkinson too (go up Overlook Pkwy).
