You should also look at what's around the building in Downtown and what's been selling. The only major building is the W and that has had one sale since opening. The buyers purchased a penthouse upwards of $2M, but it's not worth nearly that anymore.

Are you refering to the penthouse "Ciel Bleu" online for lease? Just wondering what makes you believe it is "not worth nearly that anymore"? Comparable sales?

I also noticed you PREVIOUSLY had this penthouse listing at Centennial Park on your website. Nonetheless I was looking for objective opinions of the area.

$3,000 a month doesn't sound like an exorbitant lease.

I agree. I think that is a per use fee though. (parties, events etc). I dont think thats a monthly lease amount.

This is incorrect. The Museum Tower and TWELVE Centennial Park are also nearby. They account for 650+ units.

I agree with everything Bob has said here. It's not about the few tourist attractions in downtown or the arena or the dome. Those things will get old. What is the environment like on a day-to-day basis? There is not a lot going on there, especially when the sun goes down. However, only a few cities like NY and Chicago offer the real city-living experience and those places are very expensive. And if givin the choice, I'd take a penthouse downtown over a house in the burbs any day.

I was just by the park today and realized that I forgot Centennial House as another adjacent property.

Plenty goes down there after the sun goes down. Rise Sushi, Der Biergarten, STATS, Peasant Bistro, Thrive, Glenn Hotel Bar and Sky Lounge, Taco Mac, Thrive, Ted's, Sidebar, Slice, Cafe Intermezzo, Social, BLT, Compass, Dania's. All within 5 blocks of the park.
