Default Suggestion on buying a midtown condo for rental

Hi,
I am looking for buying a midtown condo for long-term rental. The following is the criteria I have in mind so far.

1) Price: ~ $50K to $150K, which I will pay in cash
2) Location: Close to Marta station for easy access to GT students, which are my target customers
3) Style: 1b/1b or 2b/2b
4) Others: Allow for rental, safe, low HOA fees and overall maintenance cost

I plan to hold the unit as long as I could easily rent it out. I am fairly new to condo and rental business. If someone could give me some suggesions on the following questions, I would really appreciate it.

1) I use Zillow for condo sales search. Is this a good one for finding good deals on midtown condos? I would like to find a real estate agent specializing in midtown condos. Does anyone have a good recommendation?
2) Since leasing the unit is my top priority, which condo locations are most preferred by GT students? Is Plaza Downtown the best choice? How about 128 West Peachtree?
3) Is it easy to get rental permits from HOA? This means I will not consider any condo that does not allow rental.
4) How about HOA fees? Which one is priced most reasonable? Based on my research, it seems 128 West has a fairly high HOA fees.
5) Which website is the most popular one for people searching for rental, people in general, GT students specifically?

Have you considered Cross Creek? These condos have been a long-standing great source of rental income from Georgia Tech students. I rented here when I was a student at GA tech several years ago. I now own a 2BR/2.5BA roommate townhome that is currently listed for sale. We are currently listing ours at 155k, with over 20k in major renovations to the kitchen and both private baths. Cross Creek has no restrictions on rentals, so no COA approvals are required in advance.

I used to rent a place at 1280 West when I went to Georgia State. We had a 2 bed/2 bath on the 26th floor for $1325. The building is really nice, but the location is rather blah. I moved a little east Colony Park, next door to Mayfair 14th just before Piedmont. I think we paid the same amount, but a way nicer location.

Be real careful when it comes to screening students. I was one for four years and went to more than my fair share of parties at people's apartments. I think I'd die if I was the homeowner and witnessed some of the things that were happening to my property...
