I lived over near that area for about 10 years (Belvedere Park). Property crime is the biggest thing you'll have to deal with. Not too many gangs that I've seen out in the open (did see a few younger teens that seemed to have Disciples affiliation, but they weren't there for very long for whatever reason). Some very sparse prostitution near Memorial Drive early in the morning. Also some drug dealing, but I guess you really get that in most places. Haven't seen to much street dealing. Mostly behind closed doors (per some police friends that I know). Would hear gunshots occasionally, but not many murders in the news. Most houses that have been kept up are still pretty nice and affordable, and they're close to town. It's just up to you to make a decision for the trade off. I think if DeKalb county could get it's act together and have the money to hire more police that gave a crap it would help those areas a lot. Also if they would just tear down some of those dilapidated buildings on Columbia (where Jazzy T's use to be) and have some decent businesses come into those locations it would do wonders. No telling how long that might be before that happens. A Wal-Mart was built where the old Avondale Mall use to be. I know many people were hoping that would revitalize the area.
