Not sure how many trees I'll own, but after living in the cookie-cutter suburbia hell of the Phoenix valley, on a postage-stamp sized lot, I'm sure looking forwared to the space, the absence of an HOA, and a custom home (albeit, one that needs a lot of work).

Looks like we're Georgia bound!

Thank you - yeah, the porch was definitely the hook that initially pulled us in!

Just curious, what's the garage size? How flexible are they on allowing you to build an additional garage on the property?

No HOA to tell me what I can and cannot do, so I could build - that was one of the factors that really attracted me to this place.

Two car garage - here is a picture of the other side of the house:

vagabundo--

In which part of Suwanee is this in? Are you within the city limits or unincorporated?

Which high school cluster?

I'm asking, because when I think of Suwanee, I think of much newer homes (post-1995). Your beautiful home seems a tad older than this.

I agree with you - I'm not from the area, but when I was house shopping in Suwanee, I sure saw a lot of beautiful newer homes. When house-hunting, the problem I had with a lot of them was that they were either on small lots, or they may have been on an advertised acre with very little usable space.

Saw one home I liked a lot - the listing advertised 1 acre, but I could tell from the pictures that the house was set far back, giving very little back yard but a large front yard. In fact, the backyard was 100% consumed by the back deck. Figured I could live with that, as long as the front yard was nice enough (I have young kids and we like to play a lot outside together).

When I got to that prospective house, I could see that not only was it set far back on the lot, but it was on a steep hill so that the front yard was completely unusable (my definition of "usable" is if I can play football, frisbee, etc. with my son).

So, when I saw this place sitting in the middle of its 1.5+ acres of good land, I was totally Ok with the home being a bit older than the others I was looking at. This house was built in '85.

It's in the North Gwinnett High cluster, and it's just across from the River Club community.
