I don't have indepth knowledge but East Point and College Park might work--it depends on the property management company you plan to use--I suppose. There could be high turn over in some of those areas. Parts of Stone Mountain would be ok.

Avondale, Clarkston, Chamblee, Tucker?

I get about a $200 per month return for a property that I rent out in Fairburn/Union City.

Depending on where in College Park, East Point, Decatur, etc

You should be able to rent out the proprty for much more than you're paying.

I pay a little over $900/month for my mortgage in Union City and renting out the house for $1,200.

After my property management company takes their 10% cut, I still keep about $200

Isn't there better distressed real estate in Vegas?

You need to diversify.

I have found that the returns seem to be better in Atlanta.

East Point and College park have dirt cheap real estate costs, like bottom of the barrel, but the kind of renters you are going to get in those areas won't be nearly as stable as in other areas.

Gwinnett county seems to be another good investors market - great purchase price and rentals are hot, hot hot right now.

peachstatehomegal,

What is the inventory level like right now in Gwinnett Suwanee and Duluth?

Are you starting to the excess inventory starting to get absorbed or is the inventory continuing to increase?

Thanks. I agree with you that Gwinnett is a great place for rentals right now.
