Smyrna does touch Cobb Parkway just north of 75 but that is a very small portion of the city. Also, north of Windy Hill is also a very small part of Smyrna.

There are definitely older apartments in Smyrna that don't attract the young professional types but there has been no new apartments in the area as long as I can remember (late 80's or early 90's). Smyrna was the first to have an apartment moritorium and that lasted for many years.

There are several apartments in Cumberland inside the perimeter but most of these were built in the 80's or earlier. Cumberland was a hot single scene in the late 70's early 80's and there were waiting lists to get into those apartments.

@blakeas I'm considering a townhome in City Of Decatur as well, I'm just laying out all of my options. and yes, Decatur has THE BEST public school system in GA imo.

and although this is sort of off-topic, Do you think that I could negotiate the price of a $340k townhome down to maybe 240k? This seems outlandish, but the property has been standing for 4 years and hasn't sold half of it's inventory. and it's a high chance that the property will be foreclosed on in the near future if sales don't pick up over this upcoming selling season.

I think the appeal of Smyrna, for me, gets less and less as one gets further north and away from the East/West Connector and closer and closer to Pat Mell, mostly because I'm generally not a fan of inexpensive apartment complexes. I like the older and/or small houses, though.

As a student, such apartment complexes were great, and I had no issues with the ones by campus when I was in college a few decades ago.

As a older property owner, however, they're a potential threat.

We could all speculate all day long on a question like that but this is where your realtor earns his/her money, negotiations.

also, if you are worried about return on investment, You should not pick smyrna. even if it did improve u would only get a modest return on investment. Another reason we chose decatur...
