Lambert high home values are not low, they are higher than neighbouring school Northview due to more affluent neighbourhoods in that area and it is 3rd highest in metro atlanta and 1st in Forsyth.

Due to high asian demographics in all Johns Creek high schools the acadamics are better especially with Northview. Johns Creek high has very few senior students to compare test scores. Most of the Johns Creek seniors are still with Northview and Chattahoochee. Similarly all Lambert seniors are with South Forsyth high. Both Johns Creek and Lambert are excellent schools and will be making the top of the list soon.

According to the Newsweek criteria, 4 metro high schools are among the top 200 in the country. They are Walton, Chattahoochee, Brookwood, and Milton.

I am a firm believer in high school being what you make of it. All of our north metro schools are very good. The demographics of the student body may differ, but the opportunity to excel is present throughout. I know several students accepted to Tech(including my son), who chose to go elsewhere. A letter of acceptance does not indicate enrollment.

Thank you for your insight. I'm looking to relocate my family to North Atlanta and trying to decide between Alpharetta and Cumming. I'm originally from Alabama, now living in Sacramento, CA. It is extremely difficult to make a decision from so far away. Schools and neighborhoods are on the top of my list. We both work in Hospital Emergency Departments so work is usually available. Thank you for your well written commentary.

Cumming is NOT north atlanta. It's not even a suburb !!

Cumming is definitely now a suburb of Atlanta and is definitely a part of North Metro Atlanta.

I was originally looking at both those areas, then decided on West Forsyth. Love the space and the ease of my commute to Alpharetta.

Newnan is a suburb, yes.


Cartersville is an exurub--however, just south of it (Emerson/Acworth) is a suburb.

Carrollton is an exurb--but just northeast of it (Villa Rica) is a suburb.


Remember, it is the southern part of Cumming that gives it its "suburb-ness."
