Default How is Duluth (near Sugarloaf parkway)

I decided to start my search for nice areas near Emory University outside of the perimeter. I looked at a few apartments near sugarloaf parkway in Duluth and that area seemed really nice. But I still have a few questions:

1) How is that area of Duluth? How is Duluth overall?

I seem to get mixed reviews on Duluth so it makes it difficult to make a decision.

2) How is commuting/traffic to the Emory area opposite of typical rush hours? (I work night shift starting at 7pm so I figured I would need to leave between 545-615 to get to work on time)
3) Anyone heard anything about the reserve at sugarloaf or gables sugarloaf?
4) Would Lawrenceville be better than Duluth commute-wise and in quality?

I would like to consider Suwanee but I'm afraid even commuting against traffic, it would still take a while to get work.

5) Anyone have experience driving against traffic to the Emory area from Suwanee?

The Sugarloaf area of Duluth is very nice.
If you're considering Duluth, Suwanee is right nearby. There are several apt complexes on McGinnis Ferry in Suwanee.

Yes, Sugarloaf Duluth is a good area... Not sure about the commute - how do you plan to go? Working night shift and going 'against the grain' on 78 shouldn't be too bad.

I'm closer to Snellville/Loganville, and find that hitting 78 is a good way to get to Emory - I've made THAT trip enough!

I figured i would get in 85 and get out at clairmont rd exit. I believe it's #91

I travel everyday from Buford down to North Druid Hills along 85 in the afternoon between 4-5pm (I live ITP and work OTP). It takes me 30 minutes, on average, so commute time for you should be slightly shorter, since you would have a shorter distance to drive. Barely any traffic at all, my average speed is between 70-80mph, and people are still passing me at this speed.

The only time there is traffic is if there is an accident, and its quite rare.

We live in Suwanee and my husband works at St josephs. He goes straight down peachtree industrial and is an easier commute for him than 85. It takes him about 45 minutes in the morning earlier than rush hour and not much longer to come home during rush hour

Well that's good to know. I've always been interested in the area north of Atlanta but I was afraid there would be too much traffic even against rush hour. Now I just need to narrow down some good areas and continue looking.

I commute from Newnan/Peachtree City so I'm hoping to find somewhere a little bit closer.

The Reserve at Sugarloaf is probably the nicest apartment community in Gwinnett. Where ever you move, I would recommend staying as close the highway you will be commuting on as possible. This greatly reduces commute time. I love where I live near Brookwood, however the only thing that is truly irritating is the distance it takes to get to 78 or 85. It is very frustrating.
