Default Canton, Cumming - River Green, Governors Preserve, Windermere, Brandon Hall

Not sure what to do.....we currently live in Alpharetta/very south Forsyth and are looking to move to a house with a basement. My question is do we stay in our area and pay $450K for a house on .25 acre or move out into Cherokee where we could buy a house we love with a beautiful view and great lot? Would the longer commute be worth it? We currently have about 1/2 an acre and it's killing me to think of giving that up - I just don't know where the kids play, etc.....

My husband would be commuting to Haynes Bridge/North Point Pkwy...leaving at 6:00 a.m.

Also, if we considered Cherokee, which areas are closer to Alpharetta - I like the houses in River Green and Governors Preserve. I also want a family friendly neighborhood with lots of kids (mine are 16, 6, and 3), but I don't want to feel like a number, I want to get to know my neighbors.

Any thoughts?

Take a look at Harmony on the Lakes in Canton. We just bought a Pulte home there with a basement on a little over 1/4 acre, and the neighborhood is awesome. We're not actually moving in until September 5th, but we've already met a lot of the neighbors, and they say there's a lot of kids and a lot of activities. At the same time, it's not a huge, 5,000 house development like Bridgemill, so it's a nice scale.

How confident is your husband that he will work for that company for an extended period of time? As long as he will be happy with commuting at 6AM, it is perfectly feasble to live in Cherokee and commute early with ease. If he ever went to a 9-5 job, life might not be so good. You should be able to find plenty of properties in South Forsyth less than 450k that are nice on larger sized lots. Remember to note we are leaving the peak real estate season now as schools start back...

Just make sure not to be house broke!

If your husband commutes to North Point area, you may want to consider areas east of 575 (you may be able to take backroads rather than the hwy to work - ie. Birmingham Hwy, etc...). Ball Ground may be an option or maybe near East Cherokee drive (there are many neighborhoods along that way). If you are looking for a decent lot (an acre or more), you can probably find it over there along with a neighborhood with lots of kids. Plus I think there is a new middle and/or high school in the East Cherokee area (Creekview). Good luck!

I'd stay with Cumming. Checkout some of the houses in Chatahoochie River Club and Grove Point. They have some nice size lots for about the same price you'd pay in Brandon Hall or the mid-priced Windermere houses. It's an easy commute down to North Point if you take Windermere Parkway or 400 (at 6am).

Have you looked in the Hickory Flat area? Woodmont Country Club is a great option and you could take back roads to Alpharetta. My husband works off of Northpoint Pkwy and we just purchased a home in the Hickory Flat area. We moved from Great Sky (northern Canton) because of my husband's commute. I really love how close I am to everything at East Cherokee Drive. Good luck!
