Would you buy this property or one similar to it (price/size/location-wise) CASH?

With Decatur's great schools, low crime, and highly walkable areas, this is a deal.*

*Decatur may refer to most parts of Decatur which have terrible schools, high crime and no walkable areas.

Definitely get a good home inspector. "As is" in the description is a red flag.

By the way, that house is not in Decatur.

I am going to start by saying I am from Miami Fl, not Decatur GA. Having said that I would most definitely buy that house. Do you know what you can get in Miami for 39k? A car, that's it. The house has charm, great curb appeal and loads of property around it. You do the repairs little by little when those huge income taxes come in, and before you know it, you will have THE MOST CHARMING house in Decatur.

Yes the house is located in Decatur, but NOT the City of Decatur. The City of Decatur is zip code 30030 and the schools listed are not the City of Decatur. You cannot even purchase a studio condo in the City of Decatur for that price.

I don't advise buying property unless you have thousands in reserved savings for upkeep, no matter what price you get it for. Buyer beware.

Well, it all depends... Unlike what others may say, the schools in the area are decent. You would be in a virtually all black family-oriented area about 15 to 20 minutes from downtown. The crime may be a little higher than Decatur City, but not as high as a grant park, edgewood, cabbagetown, or kirkwood. Crime would seem to be on par with a candler park or north Decatur. However, you may find an overwhelming number of kids and teenagers in the area.

With that being said... I probably would not buy the home for the simple reason that I don't think the property will increase in value in the foreseeable future. I think this is largely due to the public perception of South Dekalb County and the fact many families rent out homes in the area. However, if you are looking for a cheap, convenient spot to trick out and make your own, then go for it. I just do not think you will get a high return on your investment should you choose to sell it.

Just my 2 cents...
