Default James creek,cumming

I recently saw concord farms and james creek subdivisions both by Ashton woods.It's very confusing to choose as we liked both.

Anyone familiar with the concord farms area in terms of school,amenities nearby as i've kids in elementary schools.
How do you compare south forsyth high to the west forsyth high school?

Also any info James creek subdivision will be greatly appreciated.How are Ryland homes compared to Ashton woods.
I hear of Lambert high all the time .So it's all very confusing for us being first time home buyer.Help!

All three school are more or less equal schools in terms of student body, performance, West/Lambert are 'new' buildings. in 2015? a new HS is scheduled to open that will cause a district wide HS re-shuffle. (the school will be built NE of the lake, will cause a district wide redistrict clockwise to fill it). A new Elem school is opening 8/12 that is redistricting many ES in the western part of cty.

In my opinion, I would stick with the South Forsyth h.s. feeder homes (or Lambert). I also looked at a few homes in the West Forsyth area and am glad we chose to not be there. We only looked because of what you got for your money in terms of a house, but it wasn't worth it. It just seemed really out there in terms of location and these other high schools have a much better reputation and test scores. Do you only want new construction?

Johns Creek is the part in North Fulton (not James). Sorry, I am not familiar with the neighborhood or that immediate area, but South Fulton near by is good. That is considered mostly Cumming.

I have heard South Forsyth is a stronger cluster than West Forsyth, but I know very little about it directly just from some acquaintances who live in Forsyth.

James Creek is a subdivision in Forsyth County.

We are in the West Forsyth HS cluster...we looked at many areas of Forsyth county and North Fulton. We talked to the principal of West, South, Lambert in Forsyth county, for Fulton, we checked out Roswell and Milton HS. We toured the HS, spoke to some of the students and teachers. We even spoke with some folks at the county office to see the short term and long term plans of the county. We spoke to the neighbors of several subdivisions we were considering.

Before we bought our current home, we knew that our youngest elementary child (we have 4 children) might be switching to the new K-5 school (Kelly Mills elementary). It was confirmed last fall that it will happen. So no surprises there.

There are lot of good areas. We did our homework and we are happy with our purchase.

Do your homework and don't be afraid to knock on doors in subdivisions you are considering and ask questions. Visit the schools and do the same thing...ask for a tour, etc. Speak with parents at the end of the day when they are waiting to pick up their kids, etc.

It seems it's little more than i can afford.So can someone please tell me about concord farms in Cumming,it's neighbourhood and convenience to groceries & medical facilities .

SW30303,i heard too the same but greatschools & schooldigger website shows West Forsyth is doing better than South Forsyth.I really don't know how much updated & reliable these sites are .

Hi Prime,

When we were looking in this area (around Concord Farms), I drove to Target on Marketplace, which is the closest Target and major shopping, to see how far it was and it was around 9 miles...which was way too far for me! So do what I did and drive around the area to see if the distances are acceptable for you and your family.
