I am not sure if you frequent the forum anymore, but i notice construction going on for City Walk II between 141 and Johns Creek Parkway. Do you if that is a new apartment complex or Condos.

I also I am also seeing a new subdivision just starting on Bell road (Johns Creek, GA 30097) within the Northview HS school cluster. If priced right, these homes will sell fast.

I'm pretty sure they are condos and/or townhouses.

There is construction close to the 141 and Abbotts Bridge intersections ie. just north of that intersection. It is adjacent to Johns Creek walk, and quite huge, and almost complete (it may be called JC Walk Phase 2. I dont know. There is a board there, and you can get the website etc.). It is apartments. Is this what you are asking about?

Next to that (at the light when you come out of Lifetime Fitness and onto Hwy 141), I think the construction is for a retirement community

I also know there is another piece of property in JC Tech park that was recently re-zoned for apartments. Not sure where it is. It was reported on northfulton website. I see a sign near JC city hall for a rezoning. I wonder if it is that one.

The one I just described above are apartments. I did check with folks at JC Walk about it. There is a website on that board.

They look pretty good. It is billed as luxury apts on that board in front of it.

Any idea what they are building on bell road near the Old Taylor Farms subdivision? It appears that they are currently grading the land and I am not sure if it is a new subdivision or not.

Do you know if there are any status updates on the high end shopping they were planning on building near 400?

I was wondering what that new development was right next to Johns Creek walk..

Are there many people that live back in those townhomes behind the little shopping center right there? I seem to remember them taking an incredibly long time to actually finish building that stuff but I didin't know where it went from there.

The luxury apartments in Johns Walk II will feed into Northview HS ( The #1 public high school in the state) so i am sure they will be rented very quick. I am guessing that a 2 bedroom will go for $1300 as the Preserve is around $1200.

FromGA, are you they will be building another apartment in Johns Creek Technology Park? Didn't Kimbro say that too much apartment developments will bring down an area once these new apartments start to age?

I guessed correctly. 2 bed/2bath will start from $1385 - $1705. Wow these are some of highest rents I've seen in this area. Now, that what i call a Northview High premium.

Multiple complexes throughout metro Atlanta, especially in Buckhead, Midtown and the Perimeter area have published rents at, near or above that price point.

Advertised rates are just that -- advertised. Wait until they actually start leasing to see if the rents hold.

And then give it a few years, garden apartments in the Southeast historically have not aged well. (Not enough data on high rise apartments yet to know how they will do in the SE.)

Personally i've never understood how or why people pay that much money on a long term basis for property they'll never own. $1700 a month for an apartment... in the south???
