This is a chart made by a well respected broker in Irvine of predictions in home value in 2006. This chart never came true. The median home price in Irvine still remains at $643,000. Median home price in Irvine in 1995 was $265,000 and reach up to $745,000 at peak July, 2006. Irvine appreciated faster than its surrounding cities and got hurt the least during the 2006-2012 recession. Land value in Irvine trades at premium compared to its surrounding cities. Why? What made Irvine more special than the cities in Orange County?

I am not claiming that i see homes in Johns Creek tripling in value in 10 years like it did in Irvine. However, I cannot overlook all the similarities i see with Irvine 1996 and Johns Creek 2012. Back then, not many Californian locals knew how good Irvine was and the aerospace took real hit during the 1990 recession in California. Today Irvine is a branded city known across the country and internationally.
Many people who lived in Irvine in the 80s drove to Los Angeles for employment, similar to residents in Alpharetta and Johns Creek working in the city. Back then, Irvine was a upper middle class city populated predominately by white families. Today, the Irvine Spectrum is the largest employment center of Orange County where it used to be a ghost town during the 1990s recession. Today, what used to be a ghost town in Johns Creek Technology Park will emerge to become a major employment center to northern atlanta residents. Of course Alpharetta is also be a major employment center for northern atlanta residents today.
Johns Creek is different and special than all the other high sought after suburban cities in metro Atlanta like Alpharetta, Roswell, Sandy Springs, Milton, Suwanee, Peachtree City etc. I consider Johns Creek as the "unicorn" city of Georgia.

I received this message thru reputations and I don't how to respond to you. You can send me a PM. Personally I think you are making a mistake moving to Irvine from Johns Creek, but a lot depends on where you are in your life. Johns Creek is an emerging city whereas Irvine is already a fully grown mature adult, whereas Johns Creek is a still a 5 year old baby. In my humble opinion, the real estate opportunities for the future lies here in Johns Creek over Irvine. I hold real estate broker license in both Georgia and California and I know the Irvine real estate market very well. Let me know how i can assist you.

On a national level with cities with a population of more than 70,000, Johns Creek ranks #8 as the wealthiest city in the nation. 6 California cities made the top #15 list while only 2 GA cities made the list. More than 18% of Johns Creek residents make over $200,000 household income.

Back in 2009 when i first started to seriously research Johns Creek, there were only two new home subdivisions in JC. One was The Gates and the other was Autry Township. These were the only SFR subdivsion under $300,000. Back in 2009, homes in the gates was just sitting and I think they still had 140 more homes to build. Though there were some critisim to this subdivision, I knew that it would sell out due to its prime location in Johns Creek Technology Park. I could have easily just went in there and picked up a home for $250,000. Unfortunately today, I don't think you will be able to buy a new SFR subdivision selling in the mid to high $200 with a Johns Creek address. The only open land available to build in Johns Creek is the surrounding area of Shakerag Elementary school. Unfortunately the land here is expensive and subdivision built here are starting to go high end. My prediction is that any new subdivision that goes in there will be priced in from the $500ks - $600ks.
