I only moved away from Norcross about 7 weeks ago. I was always ambivalent about some of the houses. Being close to downtown is somewhat nice, but I can't fathom choosing to buy a home so close to an active railroad line and crossings. Also, the townhomes are tall 3 story affairs, meaning that they will block a lot of the view of the park.

IMO, the really desirable real estate are the large, slightly secluded lots west of downtown Norcross between North Peachtree street and Peachtree Industrial.

I think there won't be any more homes in the immediate Downtown Norcross park area. Next planned is a library, and apartments. I was reading through the Norcross meetings, and I think it's been brought up that foot traffic is an issue for some vendors, so hopefully the new density will help.

There are also the ones they are building at the former rock quarry and at Mims Park.

And of course there's Lake Clara Meer, the one at Atlantic Station, the one at Dean Rusk Park, the one at Princeton Lakes, Niskey Lake, Wildwood Lake, East Lake, Marie Sims Park, etc.

Outside of a handful of Florida-like sinkhole type lakes in extreme south Georgia, every lake in the state is man made. What's the point? Well there might be a handful made by beavers here and there, but they are for the most part in ruins.

See what I did there?

More townhomes going in on Buford Hwy less than a mile from downtown Duluth

Duluth approves zoning to allow 79 townhomes, retail on Buford Highway

I'll be happy happy if they would just put a frikkin traffic signal at Buford Hwy/Davenport Rd.
