I noticed there is a loft for sale in the Tribute Lofts building with a storefront entry. This sort of arrangement would be great for me with my business, but I will admit, not entirely necessary. It is also very close to the people I work with. I do like the building as it seems much better construction than many of the loft conversion condos I have seen here and in other cities. It is listed at $229K. As I am coming from living in expensive areas like SF and NYC, this seems like a great price. However, for Atlanta, maybe it is expensive. Does anyone live in this building, or know if this is a reasonable price? Should I just keep my home ownership ideas in check until I have a larger budget and find an actual freestanding house, due to the condo glut?

That depends.

How much is it worth to have the storefront entry?

I see one bedrooms in Tribute Lofts for sale for $92,900, $119,000, and a pending sale for $104,900.

Even the highest listed 2 bedroom/2 bath is only listed at $215,900.

I guess the bottom line is, do you think a storefront entry is worth $130k? That seems to be about the premium the seller is putting on it.

Where do you see these prices? No, the storefront is not worth $130K to me. $92K seems amazing...

I live in the building so my answers might be biased. But I think the storefront is a good set up, considering the fact that you don't have to pay rent for an office space. The build quality is top notch (if you don't mind the exposed concrete) and the location is convenient. If you have visiting clients, parking is never an issue as there is a lot in the garage dedicated to visitors, as well as street parking. It is also within walking distance to shopping and restaurants in the highlands.

As mentioned, you can get a much cheaper unit just for living in the building. And with Atlanta's still depressed housing market, make sure to negotiate.
