Areas cycle between rich and poor. Highways are built. Densities change. Crime statistics change. Different types of people are hurt with any change (though I doubt that rapid appreciation tops most home-owners fears). Real estate is always in flux. Gentrification is just a small part of it, and even some of the 'harms' in that is really just folks pining for some "good-old-days" that never were really not that good. Right now folks are remembering the days that Candler Park or Kirkwood was 'affordable'-in 20 years they will have the same complaints about Stone Mountain around Memorial Drive--or some other place that they are priced out of that they really never would have never considered living when they could have afforded it.
