So is the St Simons Island some hidden treasure? Both my wife and I would like to retire near the beach someday and I've pretty much crossed out all of coastal FL including the pan handle, coastal SC and NC due to hurricanes.

Living near the beach in Southern California will be nice too, but i am afraid you will not be able to touch any real estate under $2 million unless there is some ungodly earthquake to hit southern california. Perhaps St Simons Island is the treasure I've been looking for?

How developed are the beaches in the Golden Isles?

I don't mind the heat... I just can't stand cold winter weather.

Lovin Decatur, if you don't mind can you tell me more about the area? What type of people live there? Is the area mostly a retirement community? Is there any newer developments going on? Where is the up and coming area in the Golden Isles?

if you're looking for florida, you're looking in the wrong place. sure there is some touristy stuff in the golden isles but (thankfully) it is mostly a small town community with the beautiful ecosystem left intact. developing right on the beach is restricted in many areas. it is not a retirement community by any means. it's mostly locals and people connected to the area, and your suburban atlanta elitist type (no offense).
