Realtors or anyone in the know home appreciateion in East Cobb
How much have homes in the East Cobb area appreciated? Does it depend on school district, close in downtown, or?
Does anyone know about Indian Hills in East Cobb?

3/5 is the average or Coob, there is a lot of new development going on through out that area. Good schools, close to shopping and convenient to most things. In a few years the roads will be the issue. The Dept of Trans. will eventually catch up.

Actually 4 to 5 percent annually in the metro area. This is sready figure even with whats happening in the mortgage arena. Ga. is always steady, that is why everyone is moving here and investing here...Bill

I would probably go with the 3%-5% figure, although a lot of that has to do with the actual neighborhood in most cases...
I am very familiar with Indian Hills as my father built homes in that neighborhood and I grew up in the area. The development was primarily built in the early 80's so much of the housing will reflect the style of architecture that was prevalent in that time period; primarily cedar contemporaries and brick front traditionals. These homes were very large compared to similar construction built at the same time and being that many different builders built homes there (compared to one or two builders that build out a neighborhood nowadays...), there are some very unique properties there as well.
While the area in general is home to some of the best schools in the Metro Atlanta area (Walton, Lassiter, Pope etc.) it does suffer from being wedged in the middle of two of our major roads that lead South to intown Atlanta. That being said, traffic can be a big issue for those commuting South. Not only that, but you have to be careful on who exactly tells you what is or is not "East Cobb". There are some areas that would be more appropiately named 'Middle Cobb', but get labeled East Cobb...
You can find some new(er) construction in the area but it starts around $400K and most of it is around the $600K range. Yes that is expensive, however depending on what part of the country you are coming from I still think you will find these homes a value. While the lots are small (typically 1/3 acre or so), the homes are incredible and its still possible to find something like this at around $100- $125 SF.

I am moving into the townhouse portion of Indian Hills in about 2.5 weeks. I love the neighborhood and we were priced out of the houses so instead of going somewhere else and buying a house we decided to go with a smaller home and be where we wanted to. The schools that the neighborhood feeds into are supposed to be excellent, the all have a 10 out of 10 on the greatschools.net website. We also happen to attend the synagogue that is located right at one of the entrances, and we have a friend who has lived in the neighborhood for years who loves it. There will probably be traffic issues, but depending on where you have to go and when it doesn't need to be too horrible. At least no more than anything else I've seen around Atlanta.

Oh, and I'm not really sure about appreciation. It seems like there is always going to be a point where a house just isn't worth more for what it is. However, if it helps... the house I'm buying now I am actually buying below the tax assessor's value due to the owner's relocation and need to sell. But, the tax assessor had appreciated the house at 4% a year and for a townhouse that is excellent... so the houses should also be in as good shape. You will pay more for one on the golf course, but the ones off of the golf course are nice as well and are more affordable.
