regarding your reply, what is the development you are referring to near mid-brodwell. Are you referring to lennar subdivision ( Payton farm?)
No, not Payton Farm, I know where that is. I used to love the barn and house on that property before the house burned. Now I remember seeing the property you are referring to. I just assumed it would be another housing development, and you've piqued my curiosity. I'll have to make it a point to drive that way tomorrow.

I've read that this is where the City of Milton plans on eventually building a "downtown" area. Seems odd to me considering that Crabapple is so nearby.

No, this area is Alpharetta, not Milton. OP, I checked the Alpharetta zoning map, and the intersection of Rucker and Charlotte is mainly residential, with one corner zoned for agricultural use. I'm pretty sure it will be just another development.

i live down the road, i'll ride by there tomorrow and see if i can see what you're talking about— i haven't seen any construction over there.
Well I work on the other side of 400, however, my office looks directly at the development. Still not construction as of yet...

mystery solved. It is a new SD by Ashotonwoods "Preserve at Charlotte Drive". Yet another one and it appears this builder is gobbling up all the space available at cheap rates. But I heard never listens and negotiates on the price....
