Hi all, this isnt just another 'live miles away, but want to invest' thread from a person who sees a cheap buck to be made.......

I live in the UK and currently already own investement properties in Central Florida, rented out and with no issues for a few years now. But I have been leaning towards making an investment in the Atlanta region.... Just wondered how you found things?

Dont get me wrong, I am definately no "slum-landlord" or "absentee owner". The properties I have bought have been nearly new builds which have been wither Short Sales or REO's (Forclosures). I rent them out to long term tenants through a reputable Management company and rather than armchair invest I like to get out to visit them a couple of times a year (which the IRS pay for of course!) I reinvest in them and keep them immaculate and well kept. I can do this and still make around 11% ROI so thats not too shabby whilst not stripping back the costs.

SO onto Atlanta.... is the rental market strong? Are there any real NO-NO areas that would need to be avoided? I intend going out and doing my research myself, visiting various zip codes, viewing different properties as I did when starting out in FL..... BUT its good to get a headstart and a good point in the right direction to kick off with!

The atlanta housing market is very different from the orlando housing market.
Look elsewhere.

The rental market is becoming over saturated by the way. Maybe try India, Brazil or some other developing country.

Thanks for your comment, however I think as a businessman I have looked into things a little too deeply to run to a 'developing country' to invest so as to leave the U.S. alone.

I believe if there is going to be a rental market, surely better that the houses are owned and rented by good landlords who actually care about the properties and areas rather than making a quick buck and to hell with the state of it all...?

The area around Roosevelt Park is the hotbed of activity in Atlanta. Tall mature trees, families picnicking on Sunday, children playing frisbee with their dogs. Churches even bring food trucks to feed the masses, it's become so popular.
