Tributary is a master planned community with several subdivisions within- $$ 200k- 1m.( there are several different builders ) And yes, they're over-priced. But everything is (especially for Douglas Co.). If you can wait awhile- wait until spring of next year. Builders will be getting more creative and desparate to unload inventory. Much to the chagrin of those who have already bought there.
At first you'd thing you're in the middle of noway- But its not far from I-20 and there is alot of commercal development starting in the surrounding area.
Good Luck
