I see the building all the time and was just wondering if it is standard Novare fare, or if the units differ significantly from Spire, Viewpoint, Twelve, etc. (which in my eyes, have pretty interchangeable units).

Is Skyhouse nicer? Not as nice?

I just visited their web page and they seem to think what they've done is worth $2 or more per square foot in most case. Hard to imagine, but I'm sure they offer specials and the prices on the web are just "market rents" and not real rents that people actually pay. I couldn't imagine they wouldn't be at 0% occupancy with the rents they are listing.

Has anyone visited the property? Thoughts?

The web site strikingly and glaringly does not show any photos at all of what the units actually look like.

Isn't still under construction...? You can't expect people to have been inside if it's still under construction..

EDIT:Says it opens Jan 15th....not sure if they have started tours...

Okay, had to make another post because I just looked at their asking starting rents on their websites...

2800 dollars for 3 bed--3 baths....What the living **** are they smoking??

I can go get a 1-2 bedroom apartment in Manhattan for nearly the same price.

Looking through the webpage, it looks like it's ~30% leased 2 months before opening. Seems like they are getting traction at whatever rents they are charging.

I grew up in NYC and you are comparing apples to oranges.

They are doing well. I love how the W Downtown is sending out an email advertising that 15% of the units are sold.

I just see their big banner that says leasing now, so I figured that meant you could at least see a model. Who in their right mind is going to lease an apartment without seeing what it looks like?

Its true that midtown Manhattan and Atlanta are apples and oranges...Atlanta should be a fraction the price! You could practically get into Mercedes House right on the Hudson for the same prices as Skyhouse. My bet is the actual rents are much lower so they can say "lease today to get in on our awesome specials where you get $500 off market rent!"

Apartments try to keep "market rent" inflated so they can take advantage of most people's desire to not have to move and rape them at renewal time.

$2100 for a 2/2 sounds pretty reasonable for a nice apartment.

Really?

To that, I would say that 988 square feet sounds pretty unreasonable for a 2 bedroom 2 bathroom apartment.
